Hardly a day goes by and we don't hear of another program to assist homeowners who might be facing foreclosure. There is so much information out there, that it can be overwhelming or difficult trying to figure out what's real and what is a scam.
In New York , the Attorney Generals office does provide many useful guides for consumers; one such brochure is How to avoid foreclosure and rescue scams. By following the tips listed in this brochure you might be able to ward off foreclosure by acting quickly or at least avoid the scams.

One area of real estate that I enjoy is selling raw land; this year I have sold over 100 acres.
You might be wondering what does this have to do with these pictures. Actually these are photos of a land parcel I had listed.
Did you know that many land investor prefer to look at the property in the autumn and winter? when I first started out I could not figure out why anyone would like to go out in the cold, but after a while it made perfect sense.
As the fall leaves comes down and the brush dies down it is so much easy to see a large parcel. Just imagine wallking land after the spring growth is in place.
One thing you will need to remember is to have the proper gears. A good pair of boots, socks,thermal underwear, and a warm coat.
On my very first land listing I was not dress properly, I was walking through snow in a regular boots and stockings; by the time I got back I could not feel my toes. I did get the listing and sold it, but I can still remember how frozen I was that first time.

Today driving through Rhinebeck you would have experienced slow moving vehicles. Passing by the Dutchess County Fairground you would have noticed a sea of cars; this was as a result of the Wool and Sheep Festival.
Although it was a bit chilly it was a nice fall day and for those who did not want to be outside there were also many indoors exhibits. The Wool and sheep Festival is always a two day event so if you missed today don't worry the exhibits and vendors will be open for business tomorrow Sunday October 18th.

SEARCH FOR A HOME IN THE MID HUDSON VALLEY
I don't know if this is humorous Monday. However, I had such a crazy start to my day that I just had to share this, now that I can laugh about it.
My husband is fortunate to be one of those people who has a vacation day today. I thought it would be nice to make him breakfast before heading off to pick up some signs and remove a lockbox for the property I am closing on tomorrow.
Okay, so here is where it gets funny; I cooked bacon, toasted an english muffin and was in the process of making some scrambled eggs when I decided it would be a good time to also make him a cup of espresso. So here I was thinking about the eggs on the stove while making the espresso. Then, I started pouring the espresso into what I thought was the cup, but, instead I poured it over the english muffin and bacon. So what can a girl do? I couldn't salvage this, so, I had to start all over.
Yes, sometimes you are better off not multitasking.
Last week while showing properties in Millbrook NY I came across this beautiful scene. Of course I had my camera handy and decided to add it to my collection.
I suspect by the end of this week this scene will be even more colorful. There is no denying it; fall is here.
