Hyde Park Real Estate Market Report - September 2009

Historic Hyde Park Train Station

This is the Hyde Park September report for single family detached homes. As you can see most of the sales were under $300,000. I suspect most of the 14 homes sold were purchased by first time buyers who wanted to benefit from the $8000 tax credit.

Red Hook NY Real Estate Market Report - September 2009

RED HOOK NY REAL ESTATE MARKET REPORT - SEPTEMBER 2009

In September the Red Hook NY single family real estate market did not have as many sales as in the month of August. I suspect some first time buyers waited until the last moment to get in on the $8000 Tax Credit so November could be a great month for home sales.

Properties on the market in Red Hook during September ranged from $169,900 - $2,900,000

So here is the breakdown of the September real estate market in the town of Red Hook, the village of Red Hook and the village of Tivoli.

Interesting Facts About Red Hook

1. Did you know Red Hook was once part of the town of Rhinebeck?

2. Because the communities had over 5000 residents the legislature decided to separate them in 1812 to make it more convenient for them to attend town meetings.

Because of the heavy rainfall this year it seems these fungi have popped up everywhere. I treat them all as poisonous. I wonder how you could tell which ones are edible? Don't worry, I am not likely to try one.

DUTCHESS COUNTY REAL ESTATE MARKET REPORT - SEPTEMBER 2009

Dutchess County Real Estate Report Sept 09

September 09 $303,491 $270,000 136 130 2074

In Dutchess County NY during the month of September the number of homes sold was up 34.7% over same time last year although 29 less units than in August 09. It is really good to see more buyers entering the marketplace.

The number of months it would take to clear the present inventory is 15.25 (2074/136) which is still an indication that our market is still a buyer's market.

DUTCHESS COUNTY NY CONDO/TOWNHOUSE MARKET REPORT SEPT 09

September 09 $226,373 $230,000 50 133 382

In Dutchess County NY I am excited by the trend in the Condo/Townhouse market, the number of units sold have been on the increase. This September was up 51.5% over last year same time, and unlike the single family detached home both median and average prices are on the rise. I am not sure if this was as a result of first time buyers making use of the $8000 tax credit or people downsizing.

The absorption rate on the Condo/townhouse market is 7.64 months (382/50) which makes it almost a normal market.

1. 5-7 months worth of inventory is considered a normal market

2. 5 months are less a seller's market

3. 6 months or more is a buyer's market.

Dutchess County is a wonderful place to visit because of the historic and scenic beauty. Last weekend the WalkWay over the Hudson had its granding opening so take a few moments to view some of the highlights.
