DUTCHESS COUNTY REAL ESTATE MARKET REPORT - SEPTEMBER 2009

AVG. Median # of Sales DOM Inventory

September 09 $303,491 $270,000 136 130 2074
In Dutchess County NY during the month of September the number of homes sold was up 34.7% over same time last year although 29 less units than in August 09. It is really good to see more buyers entering the marketplace.
The number of months it would take to clear the present inventory is 15.25 (2074/136) which is still an indication that our market is still a buyer's market.
DUTCHESS COUNTY NY CONDO/TOWNHOUSE MARKET REPORT SEPT 09

AVG. Median # of Sales DOM Inventory
September 08 $211,257 $210,000 33 150 394
August 09 $223,514 $230,000 43 104 402
September 09 $226,373 $230,000 50 133 382
In Dutchess County NY I am excited by the trend in the Condo/Townhouse market, the number of units sold have been on the increase. This September was up 51.5% over last year same time, and unlike the single family detached home both median and average prices are on the rise. I am not sure if this was as a result of first time buyers making use of the $8000 tax credit or people downsizing.
The absorption rate on the Condo/townhouse market is 7.64 months (382/50) which makes it almost a normal market.
1. 5-7 months worth of inventory is considered a normal market
2. 5 months are less a seller's market
3. 6 months or more is a buyer's market.
Dutchess County is a wonderful place to visit because of the historic and scenic beauty. Last weekend the WalkWay over the Hudson had its granding opening so take a few moments to view some of the highlights.

SEARCH FOR A HOME IN THE MID HUDSON VALLEY
*****Numbers for this report was obtained from the Mid Hudson MLS System
Today was such a beautiful day so we decided to do something as a family. Our choice was to take the Catskill Mountain Fall Foliage train ride. The Catskill is a beautiful area and we have been to the area many times but had never been on the train. Well today we decided to change all that.
We boarded the train at the Mount Pleasant stop and it went south along the Esopus Creek , thus this train ride is referred to The Scenic Esopus Creek Route. This leg of the ride provided some wonderful mountain views as well as magnificent flowing creek scenes. Only one stop was made in this direction, at Cold Brook.
On the way back we came to a crossing where the conductor literally got off the train to act as the crossing guard since there were no signals. The final stop was at the Phoenicia Station were we found a railroad museum.
At the museum we saw many artifacts as well as photographs. One which caught our attention was that of the Poughkeepsie Rail-Road Bridge which was recently turned into "The Walkway Over The Hudson River". This museum had some exhibits that was related to the New York Quadricentennial celebration.
It was a delight conversing with the crew who were so excited to tell us all about the history of the rail line and what they are presently doing to further restore and lengthen the rail line.
Here are some facts We found out about the railroad.

If you are thinking of buying or selling a home in the Mid Hudson Valley, I would like to be your agent of choice.
In Germantown during the month of September there was just 1 sale. Germantown like Ancram is also an area where many buy second homes. Located just 10 minutes from Hudson NY a well known antique center. Being so close to Hudson is also convenient since there is an Amtrak stop.

Ancram is located in Southeastern Columbia County New York. This area is popular with those looking to purchase second homes. Why? Conveniently located to Route 82 and the Taconic State Parkway; a short ride to Pine Plains, Millbrook, Red Hook and Hudson. In Anacram there is lots of open space so you could for example have a country estate where you could have many horses.
Above you will find pictures of the Ancram Opera House and a Cannon located in the center of town
