Clermont State Historic Site - Free Lecture Series Starts October 3rd

Clermont is, by far, my favorite historic site in the Hudson Valley. It sits right along the Hudson River so when I visit I have a wonderful view of the river and the Catskill Mountains.

This was the home of Robert Livingston who with Robert Fulton was instrumental in the development of the commercial steamboat industry. It is therefore appropriate that, this being the Quadricentennial celebration of Henry Hudson's trip up the Hudson River, there would be special events held at Clermont State Historic Site to mark the occasion.

With that in mind, The Friends of Clermont will host a free lecture series and symposium:

How did the Dutchess County million dollar properties fare this year?

This year real estate has been a challenge for some homeowners who had hoped to sell their home. The fact is, some price ranges remain sluggish.

I thought this would be a great time to see how the top of the market has done so far. In this report I will be addressing only properties over a million dollars. This report will cover January - September 2009.

  • There are 129 Active listings with an average list price of $2,701,953 .
  • The most expensive listing is $19,000,000 in the town of Washington.
  • In the last few days 6 new listings came on the market with an average price of $2,749,667
  • The most expensive new listing was $5,700,000 again in the town of Washington
  • 3 properties received accepted offers with an average list price of $1,549,667
  • 3 properties had a price change. These properties had an average list price of $1,414,667
  • 2 properties had their listing agreement extended. The average list price in this category was: $1,637,500
  • 1 property is in contract, the list price is $2,350,000
  • So far this year 8 properties have sold, 3 of which were in the town of Washington. The average list price was: $2,933,750 and the average sold price was $ 2,305,000.
  • The most expensive sale was in the town of Amenia for $6,000,000
  • The DOM for the sold list was $384 days.
  • Average $/SQFT of $433

From this report you can see that there is a large inventory of properties over 1 million dollars; and the majority of the inventory is under 2 million dollars. The towns of Washington, Northeast, Amenia and pawling have the most expensive properties listed.

Woodstock Film Festival 2009

This year is the 10th anniversary of the Woodstock Film Festival which was Co-founded by Meira Blansteen.

The event is a favorite of both film and music lovers, and everyone appreciate the causal atmosphere.

The Woodstock Film Festival will be held from September 30th to October 4th in Woodstock NY Click here for schedule

The Walkway over the Hudson - Grand Opening this Weekend

Just a few days remaining before the grand opening of the walkway over the Hudson River. With the festivity will come traffic problems, so the organizers have put in place plans to alleviate some of the issues; click here for information on transportation and parking.Walkway over the Hudson River - Poughkeepsie NY

There will be many activities but at 3 pm on Saturday October 3rd the walkway will be open to the general public.

The walkway over the Hudson River I know will be well used and just in time to enjoy the wonderful fall foliage that is expected on the banks of the Hudson River.

This year there has been many events related to the quadracentennial celebration and this is just one more.
