We have all seen more and more apartment complexes pop up over the years. With all these new apartments I am sure I am not the only person who thought they were over building. I thought surely there wouldn’t be enough residents to support all these apartments. Well if you thought the same way that I did, we were both wrong! It turns out that the occupancy for Bryan College Station apartments is still 95% and they are still building. How is it possible that all these new apartment complexes can be filling up? Simple, Texas A&M is growing just as fast as the developers can build apartments. Attendance at Texas A&M is a record high this year with over 48,000 enrolled, and it is expected to continue to grow over the years. One example of a new multifamily development is The Lofts at Wolf Pen Creek. The Lofts are a multimillion dollar student living complex under construction on Holleman. The apartment market is another sign that Texas A&M is a vital element of our local Bryan College Station real estate market.

The economy may be down, but the factors are right to buy or build! The Fed said it would keep its target interest rate, an overnight bank lending rate called the federal funds rate, between zero and a quarter percentage point. This may not mean much to you, but in a nutshell it means interest rates are down and it is time to buy or build! The federal actions along with market conditions have brought interest rates way down. We are seeing mortgage rates at 5%. With mortgage rates down and availability up, this is an ideal time to buy. Buying isn’t the only way to get the real estate you are looking for. Building is a great option right now. Market factors and the low price of gas has brought building materials back down. With the price of materials down and the interest rates down, you can build a home today much more affordably than you could at this time last year. So don’t be afraid of the recession monster that lives under your bed. He is exaggerated by the media. If you have been thinking about buying or building, now is the time to jump on it.

Christmas is in the air. We are seldom blessed with a white Christmas, but Bryan College Station saw two days of snow last week! For all of us native to Texas, we know the miracle of snowfall. It is a rarity that snowmen can be spotted in the front yards of Bryan College Station homes, but that is exactly what happened last week. I am certainly an advocate of spending money and investing in the local economy, but let us not become overwhelmed with consumerism this Christmas season. Go ahead, buy your loved ones Christmas presents, but always keep in mind the Christmas spirit and make sure your greatest gift is one of Love and Time. If you are looking for a way to spend quality time with your family check out Bryan College Station’s local Christmas attractions. Go by Christmas in the Park at Stephen C. Beachy Central Park in College Station. It includes over 500,000 lights decorating the park. The lights stay on from 6-11pm. Or if you want to go all out, visit the Christmas theme park, Santa’s Wonderland. College Station’s Santa’s Wonderland features 2.5 million lights spread across 40 acres and is one of the largest holiday theme parks in the nation. I must warn you, Santa’s Wonderland is in high demand. I have personally experienced Santa’s wonderland and it was well worth the drive, the walk, the wait, and the money! Regardless of how you choose to be with your loved ones, I encourage you to take a step back from the commercialized Christmas season and invest some time and energy into the ones closest to you.

Texas A&M continues to be one of the largest employers in Bryan College Station and is a vital part of our economy. It is safe to say that Texas A&M is one of the reasons our local economy and real estate market has remained strong during this national recession. One way that Texas A&M feeds our economy is by spending its money. Even if you think engineers are nerds, we can all be excited about the 104 million that Texas A&M is spending on their new engineering buildings. Not only will that money circulate through our local economy, but Texas A&M plans to use the new buildings to attract alliances and partners that will continue to further our local economy. Keep the money coming, keep the local real estate market strong, and GO AGGIES!
