Anyone who has driven down Highway 6 has noticed the development on Booneville. The movie theatre and Kroger center got the bang started. Just around the corner, the Target center recently opened with a slew of other retailers, and the development is far from over. Walgreens has begun construction on their 13,650 sf facility valued at 1 and a quarter million. The Best Western is well into construction of a new five story hotel, costing around 10 million. It will accommodate up to 300 visitors to Bryan College Station, and has 3,000 sf of conference areas. Booneville and Hwy 6, which was relatively void of large commercial development only a few years ago, is now a booming hotspot in Bryan College Station. So if your not already a regular to the retail centers, go do some Christmas shopping at the new Target, grab some Tylenol at Walgreens, and go see a movie! And if you are too tired to drive home, you can always stay at the Best Western.

The Bryan College Station company, Lynntech, has been leading in innovative technologies for 20 years now. Lynntech makes their discoveries with the help of a host of Texas A&M Engineers. This year at the Texas A&M vs. Oklahoma game, Lynntech unveiled the latest technology to conserve energy, reduce our dependency on foreign oil, and most importantly, to power your Texas Aggie tailgate party. Their fuel cell generator powered an entire tailgating station, and all the energy was created by a fuel cell. The fuel cell technology uses no oil, gas, or combustion. It makes virtually no noise and the only byproduct is water! The technology is truly cutting edge. Lynntech says that by next football season these generators may be available to the general public. Lynntech isn’t just doing good things for the economy and the Texas Aggie tailgaters. They are also doing good things for our local economy and real estate market. They are moving their high-tech operation to the old Westinghouse facility on Hwy. 6 and adding 30 more employees, bringing their total number of employees to 150. The Westinghouse building gives Lynntech room to expand. In the 1980’s the Westinghouse building employed more than 500 people. Lynntech’s innovation brings students, jobs, and money to Bryan College Station. This success spills over into our local economy and is one the reasons our real estate market remains strong.

We all know that the economy is down, and most of us know that it is directly connected to the real estate market. Even though we, Bryan College Station residents, are sheltered from the brunt of the downed economy, it does still affect us. Dr. Mark G. Dotzour, Chief Economist for the Real Estate Center at Texas A&M, suggests that the solution may not be complicated, and it may not be through the massive corporate bailouts that we have all heard about. Dr. Dotzour argues that the housing market is actually very simple. On a national level it boils down to supply and demand. Currently our supply is at a surplus because of continuous building and record foreclosure rates, and our demand is low because of decreased lending. All we have to do is decrease our supply and increase our demand. This is easier said than done, but the Real Estate Center at Texas A&M has several suggestions. Dr. Dotzour suggests that the plan to increase the demand for houses is simple. The government needs to give investors incentives to purchase vacant homes and rent them to tenants. Dr. Dotzour states, “If we really want to solve the problem quickly, offer these investors zero percent capital gains tax if they hold their properties for more than five years.” This incentive should encourage investors to purchase homes and hold onto them, ultimately decreasing the supply and increasing the demand. Inevitably, the national real estate market will recover. If only Texas Aggies ran the country, the national economy might be as stable as our local economy here in Bryan College Station.

Downtown Bryan already boasts a fiberoptic center, known as “Fibertown”. This fiberoptic hub gives Bryan College Station the technological edge. Being connected to Fibertown is an incredible technological advantage to major companies because of the speed, reliability, and storage that Fibertown offers. Since it opened in 2003 Fibertown has developed 65,000 square feet of space and is currently contracted as a refuge for companies that could have to flee natural disasters. During Hurricane Ike 120 employees transferred their operations from the Houston area to Bryan College Station. These companies and employees relied on Bryan College Station’s fiberoptic hub to keep their companies running during the disaster. Fibertown recently announces a 3.2 million dollar expansion that will go towards developing more of its 145,000 square foot facility. This continual technological expansion of the Bryan College Station area goes to show that despite any economic downturns, Bryan College Station continues to thrive on the cutting edge.

A new GI-Bill will become effective in August of 2009. This new GI-Bill will give men and women in the military more education benefits, including more money for tuition, housing allowances, and so on. Texas A&M is pushing to make all of its campuses compatible with this program, especially the main campus in Bryan College Station. This drive by Texas A&M will make Texas A&M and Bryan College Station more desirable for veterans and soldiers. The state of Texas will offer in state tuition for all servicemembers, even those coming from out of state. This new policy is thought to attract veterans from all over the country and bring more students to Texas A&M.
