I haven't written a blog for a while.... I've been reading others and commenting on their blogs. I've notice some agents are prospering and others....not doing that well. Well I didn't come to talk about other agents business. This for the buyers who are thinking about purchasing or riding the fence waiting for a steal.
Well just others agents have stated. This couldn't be a more perfect time to purchase. This blog isn't for me to drum up leads. Though it's to put a seal of approval of others are saying. If you happen to be an Investor or First Time homebuyer. This is your time. Sales here in the Ann Arbor have decline a bit but houses are still selling. There homeowners that are very motivated and even assist you with concessions if you needed it.
The most important thing for buyers in the market especially. Find out how much you can afford. I mean what can you realistically afford to spend on a monthly mortgage. You may have to call your local lender to find or get with a Realtor who has a good relationship with a lender. Second find out what's really important to you when begin your home search. Is it space? Is it location? Is it school district? Bathrooms, Beds, etc. Determine that and focus on them and you be suprise that some homes will give you that plus a little extra.
For those who have credit issues. This is not end of the world. Your credit can be repaired. Though do you have the disicipline to make it work in your favor. As some of you realize that Down Payment Assistance is pretty much gone so its very important that you monitor you credit report and putting money to the side. Buyers you can no longer take face value of the agent or broker or lender may tell you. You have to do your homework. Don't be afraid to ask questions to things you don't understand! My uncle once told as a young man( which I'm still am) "a closed mouth don't get fed" So ask questions. Remember there are no such thing as a stupid question.
Really if you are considering purchasing. Be smart. Now we have seen our economy go down. We as professionals can't predict when the market will return. Though if you see a great deal and in the positon to purchase....don't wait...act on it. You may never come across a great deal like that again. For homeowners. I can't even imagine the stress you go through putting your home on the market to sell and 30days, 60,90 or 120 days go by without an offer. It's tough. And some say it's the market and yes it could be. Others say I had a bad Realtor. True as well. Though I like to point out say that every home has a price where it will sell. If you know that you are in a position where you must sell. Simply price accordingly to what the market is doing. I would go as far as pricing ahead of the curve. This is not a time to play with the market and simply test. You only loose value in your home. Just stay put until you know you have to sell.
Simply these are my thoughts and the way I address it to my clients. Some like it and others don't. As long as they know Im not giving them false hopes. That's what matters. My reward comes later. Though for you all reward comes from being well informed from the people who has your best interests.
