Throughout the last few years, I personally, have tried not to pay too much attention to the news as far as the real estate market is concerned. There were just too many depressing stories out there. I'm talking about the various reports that were more broad and generalized, based on national averages after the big real estate boom leveled off and then dropped.
Although these national reports were depressing and painful to listen to, I kept my head up high, because in my area, the real estate market has remained stable. Of course, it's not like it was 6-7 yrs ago, but in our local area, the market seemed to return to what I would call a normal, and stable market. And while in the first month of January, I can say that the amount of foreclosures are drastically down, and going over the year end stats for 2011, compared to 2010, things are looking much better. The entire Ulster County Real Estate market is seeing much improvement, and I believe will gradually get better. Here are a few stats I pulled from the Ulster County MLS data base, for the Woodstock Real Estate market:
In 2011 93 Woodstock NY Homes sold with an average sale price of $419,906
In 2010 86 Woodstock NY Homes sold with an average sale price of $344,837
That's an 8% increase in the amount of homes sold, and an increase of 22% for the average sale price.

Ulster County is has a huge variety of communities, things to do and places to go! One of my favorite places to be in Ulster County is the famous Woodstock! Everyone who knows anything about New York knows that Woodstock is a great place to eat, live and visit! The area itself has so much for everyone. No matter what you are into, who you are, where you are from, or where you have been, Woodstock is the place for you.

To start the area is beautifully located in the base of the Catskill Mountains. Driving into the village you are greeted by the large and majestic giants, the mountains gracefully standing behind the village. One of my favorite things to see is on misty or rainy days, the mountains appear to be wearing the clouds as boas or shrouds around their shoulders. It is totally breathtaking to see. You can drive up the mountains and see the Buddhist Monastery, or go hiking throughout the area and enjoy the views of the Woodstock below, and see as far as your eyes can!
After you are done enjoy the mountain air, and views, you can hike, or drive down the Mountains into the village to eat! No matter what you are crazing Woodstock has a place where you can get it! If you are into eh mood for baked goods, teas or coffee, Bread Alone will satisfy that craving. I always get coffee and their lemon pound cake whenever I am in there. The pound cake is delectably moist, sweet, without being overwhelming. They also have many gourmet sandwiches, salads and soups for you to enjoy! All are just as, if not more, delicious than the last thing on the menu. If you are in the mood for Chinese food, look no further that Little Bear. Even if the food wasn’t amazing, which is not the case, the scenery and ambiance is enough to get you in the door more than once! You overlook a running stream in a heated glass enclosed patio. Or you can sit inside, by the wood rustic bar and brick floors! The food is authentic and amazing. Enjoy some tea and get some dumplings, it is not too expensive and completely delicious. Every one of your taste buds will be thanking you after you eat there. The Gypsy Wolf on Tinker Street offers delectable, fresh and wholesome Mexican cuisine. It is authentic filling and you will be making more than one visit there after your first bite! And try a margarita as a favor to me, they are strong and delicious! These three restaurants only scrape the surface of what is available you can really get absolutely anything in the area. And more importantly it will be done well and taste good!
After you have filled your belly with the epicurean and gourmand delights, it is time to go shopping! I love to make a trip up to Woodstock during the holiday, or when someone’s birthday is coming up. They have a delightful toy store on Tinker Street, which sells all kind of unique toys and children’s books that you could only dream about, or haven’t seen them since you own childhood! I also like the soap shop that is next door. They sell Crabtree& Evelyn products, among other things. I was just there the other day and bought a soap that was made to look like a goldfish bag you win at the fair, and it had a plastic goldfish in the soap! How cute is that. They also have a great Men’s clothing store called Changes. I love to shop there for the men in my life! It offers stylish, quality clothing. It is really just like a boutique you might fine down in SoHo in Manhattan!
In summary Woodstock is a great place to visit, work, and play. No matter what you are looking for you can find in here! There are amazing restaurants, stores, scenery, and hiking. There are many galleries in the town and the Woodstock Playhouse is there as well. Grab dinner and a show while you are there. Make a trip up to Woodstock, you won’t regret it!

Rosendale NY is a town in the center of Ulster County. It at one time, had a village, but it was dissolved by a vote. The area was settled in 1685. The Town was formed for parts of Hurley, Marbletown and New Paltz in 1844. The age was well known for producing natural cement. The industry began during the construction of D and H Canal in 1825. Rosendale’s natural cement soon gained a reputation of being great quality. The area’s cement was used in the construction of many important land marks, including: the Brooklyn Bridge, The pedestal of the Statue of Liberty, Federal Hall and on of the wing of the United States Capital! Several abandon mines still exist in the area; one of the mines on the Snyder Estate is maintained as a section of museum to preserve the history of that industry in the town of Rosendale. Other mines have been put to various uses like mushroom farming and movie locations! One mine is used as storage for the Iron Mountain Company for back up tapes.
The area is centrally located. New York State Thruway 87 passes through the town. The Roundout Creek meets the Wallkill River just east of the town line. The area is located off of Router 32 in-between New Paltz and Kingston. The area is only 90 minutes away from the city. The New York Times recently did a piece about the area. Many people in Brooklyn that are art conscious hipsters have begun to migrate to the quaint little town. The area is affordable especialy when compared to the boroughs of the city! The town has the Brooklyn feel without the hassle or expense of living in Brooklyn. The area lacks a grocery store, but has four restaurants on Main Street alone. Ranging from normal faire, to vegan and vegetarian restaurants like The Rosendale Café. The areas restaurants are always host to live music nights, and wonderful events!
Rosendale has many events organized by the town; there is the Nationwide Famous Pickle Festival. It is generally held in November, but don’t worry about the weather! The International Pickle Festival is held in the Rosendale Community Center, and in tents on the property. So it doesn’t get terribly cold! And there are other things than delicious pickle there too. There are4a always performers. Many local schools put on musical performances. There are also many local vendors selling there products, from sweaters to other knick knacks! It is a great place to get a bite to eat, and then buy a little gift to take home! There is also the Rosendale Street Festival that is held every year on a weekend in July. The admission is free, but any donations go to charity! There is music food and many other vendors. Rosendale is a very hip town, but without the manicured fuss of Woodstock and Stone Ridge, and with lower housing costs! They area is perfect for first time home buyers, single people, families and any other person you can think of! It is a pedestrian friendly town and conveniently located!

One thing that you always miss out on in New York City is star gazing! It is impossible to be able to see the constellations in a city so bright you can see it from space! It is impossible to find an open enough and dark enough place to be able to just enjoy the wonders of the universe for just a moment. Enjoy a less than two hour drive to any part of Ulster County, and you can see all the fall constellations in their full splendor!
There is no shortage of open spaces, with clean air, and there are no city lights that will blight the starlight from view! Bring you telescope or just some keen eyes and see who can see the most constellations first. One of the constellations you might expect to see is Cygnus! Cygnus is a North American Nebula. It is made up of two Veil nebulas, east and west. They up the visible part and the faint supernova dregs through Cygnus! Cygnus has one of the 20 brightest stars in its constellations, Deneb; it is a tricky constellation to see!
Another constellation you could try and find is Pegasus, This one you can see easily with the naked eye; it is part of the globular cluster, M15. You should try using a telescope of binoculars in order to get the full beauty of the constellation! Globular clusters are characterized by their vastness and the fact they are densely packed balls of stars. M15 is one of the oldest known globular, being over 13 billion years old! You can see what a galaxy like ours would look 40 million light years away!
Cassiopeia, or the Owl cluster, also known as Thing Ring Nebula, has a distinctive W-shape. It is one of the easier constellations to find and see. The Owl cluster or NGC 457 is a somewhat small cluster, but it makes up for its size with beauty! It looks somewhat like and owl with two giant eyes, or E.T. and his glowing finger tip!, It is located it the Andromeda Galaxy, two million light years away, the farthest our human eyes can see!

Ulster County NY is a fantastic place to work, live, and play. The area is home to thousands of miles of hiking trails, scenic roadways, restaurants and more! But, both in 2009 and 2011 there were small towns in Ulster County, not only nominated, but Ranked in the top ten!
Back in 2009 Saugerties was one of the many beautiful small towns that were nominated for the honor. Budget Travel ended up ranking Saugerties New York in Ulster County New York in the Top Ten! The reason for this being, the town is surprising charming a small, yet well located to everything. Saugerties New York is located at the base of the Catskill Mountains. The town has stunning views year round, being located near the wondrous mountains as well as having a creek run through town. You can enjoy the lush green foliage in the summer, the bright fall colors, the winter’s snow and the spring flowers in this small town. The small town is only 100 miles away from New York City, and even less than that from Albany. The area also plays host for many well know festivals, including both the Hudson Valley Garlic Festival and the Mum Festival. The area still some how maintains the small town American feeling well into the 21st century. There are delightful shops like Hope Farm Press & Bookshop. The owner has bragged that it is the “Book Capital of the Hudson Valley” Then there is the amazing restaurant, they serve delicious food in a home atmosphere. Miss Lucy’s Kitchen is known from serving delicious brown sugar ice cream at wooden farm table! It is like something you might read in a novel, but you can live it in Saugerties New York! There is always Love Bites Café, which is a small yet cozy café that serves French toast with Vanilla Citrus Butter! It is a place to come, visit, enjoy and stay. In fact people love it so much, they make there second homes in Saugerties!
Again, two years later, in 2011 another town in Ulster County was not only nominated, but ranked. Phoenicia, New York with a small population of 306 ranked at number six on Budget Travels Top Ten Coolest Small Towns in America! The town is located near Woodstock in Ulster County. The area is located in the gorgeous Catskills of New York, so there are gorgeous views year round. The small town is less than a two hour drive from Manhattan, yet you can feel a million miles from anything and everything! This place still maintains t pure spirit of small town American! When the Library burned down in the spring, Residents brought boxes upon boxes of books to donate to the library! The small town is also located along a river, and has tubing adventures for you tot take in the summer time . You can come up for the weekend, and enjoy the Phoenicia Festival of Voice in the summer, and go to the community store where you can buy locally made clothes and underground comic books. There is also a communal art gallery above the Community store! Even with this does of delightful quirkiness, you can check out both books and fishing poles at the local library! You can Stay at the Phoenicia Lodge on Route 28 and then enjoy a delicious and home grown breakfast at Sweet Sue’s! You can get mixed berry pancakes for only $5.25! There are actually over 20 varieties of pancakes at Sweet Sue’s from pumpkin to pineapple coconut! These pancakes are epic and you can expect there will be a line waiting to get inside to enjoy them!
With two of Ulster Counties small towns ranking in the top ten in recent year, you can tell that this is not only and amazing place to visit, but an amazing place to live. You can expect to have your neighbors be warm and friendly, and the scenery to be beautiful. Come and visit Ulster County enjoy the fresh mountain air and delicious, affordable restaurants.
