Fast Times in Vienna, Virginia

Just last week, we closed on a sale of a great little Rambler located close to the Vienna Metro. How long did it take from the Open House, to Sale? It was the same day.

Amazing? Maybe, and we certainly earned our pay from the homeowner. But there is something more. Yes, after about two years, we are seeing a much improved real estate marketplace.

Sure, there are going to be ups and downs, but in the core areas of Northern Va, we see more dramatic recovery. We first saw this in Arlington, and then Falls Church. Now Vienna and Oakton. Some areas of Fairfax are improving, and in Centreville the short sales are slowing down. All good news for the Northern Va area.

CASH is King - Real Estate Values

When I was first in real estate, I was taught an age old phrase - "underneath all is the land". This came from a Latin statement many years old. It is one of those hard facts that folks come back to during hard times.

Over the past week, we have seen oil costs rise, continued unrest in Iran, and the stock market continue its day-trading sine wave that demonstrates so much concern and indecisiveness in our market. Interest rates have ticked up somewhat, maybe a point or so.

We see many with cash buying up land right now at a fast pace. Why? They know land is finite. There is only so much to go around. When land values are low, as they are now, it is difficult to find a downside with a land purchase. That is a very simplistic way to see it, and it is basically correct.
Stock market players say "buy low, sell high".

Back to the title - Cash is King. Lately, we have seen a number of cash-rich buyers looking at properties with land. They know the basics. The bottom of the market is important to investing, but land is the steady value. If you are looking for your home, there are many factors. But, land is always a solid basis for investment.
