I read NAR weekly news today which a short story about the article on USA Today by Steve Friess

(08/27/2009) re: 'Psychological Effect Of Buying Foreclosure'

The article stated that buyer who can afford to buy low-cost properties while everyone else can not afford it, feels guilty and worry that they are "capitalizing off of somebody else's misfortune."

The article then stated that Santa Fe psychologist Sylvia Lafair thinks that “there is a guilt of survivorship that is real.” Lafair has provided counseling for real estate practitioners who say clients express this concern;

Lafair recommends that people ease their pain by doing something kind for those less fortunate.

MHO: Anyone with a heart and soul would have a feeling for another human being, a family who have suffered or are suffering from the loss of their homes and and part of their livelihood.

As an agent who is very busy and who is showing these REO and Short Sale properties to clients over and over again in this last year; I have an overwhelming and mixed emotion regarding the whole situation.

Everytime I show a home to my client, I usually feel so sad that a family used to live there and called it their home. One can not try to NOT to feel it.

However I am also doing my job for my client by trying to find the best home with the best price and the best location for them. If that home is the one they like then I will help them attain it.

Not to be selfish but I justified my feeling by telling myself and a few of my good clients (who are now my friends) that no mattter how sad I am for the past owners, now I am bringing a new family and a new joy and happiness to the home.

Work Will Keep You Young.

I went to a success seminar today. It was very good and quite motivating. I have learned many good points from it. The only thing that kept me from staying for the whole seminar was because I received a call to go to meet my client. He requested to have an appointment with me at one pm. He wanted to go over the offer he wanted to put on a home. How can I refuse to see him?

I also received a call from anothe buyer that I am currently working with. They wanted to look one more time at the home that they really like very much. I know that the seminar is important but MY CLIENTS are also important to me and they WON over seminar easily lol.

So today I had a really busy day.. up in Temecula West Hills/De Luz, down in the Temecula Valley Wine Country. Well I went up to De Luz twice in one day..... I took another past client (she just bought a home) to a property that we saw, she likes the color theme of that home.

I am still counting all the offers I wrote; and an hour ago I was reading the offer I just received.

My partner Patchara also did a great job, we listed a short sale property yesterday and today we already had a call for showing. The agent said the buyer liked the home and she will submit an offer tomorrow.

I hope that you all have a great weekend and a glorious MOTHER'S DAY for all the mothers and grandmothers on Sunday.

So Many Buyers So Little Time.

So Many Buyers So Little Time

I should complain. I have so many buyers and bless them, they have been keeping me busy.

"Can we look at all these homes today?"

"We have just happened to be in the area this morning and we would like to preview these properties."

Ofcourse, any time, I would not think of saying NO to any of my clients!!

For the pst 3 months, I have had many showing of properties in De Luz, La Cresta, Fallbrook, Bonsall and Temecula Wine Country.

I have written so many offers and they are waiting for the BANKS to approve the short sales or waiting for the escrow to close.

I am keeping my positive attitude and good thought about all these offers.

I am sorry I do not have time to post the BLOG, but I am hoping for good business results to all of you.

Delightfully Surprised.

I am delightfully surprised by the genuine kindness and excited to see that I have so many comments to my other short BLOG that I posted the other day.

I want to thank you all of you for all your graciousness and for your kind comments.

I am getting closer to close a deal or two in the next week or so.

It has been a long process working with my clients and trying to help them achieve their dreams and goals of finding a 'GREAT HOME' that they can live in for a long time and raising their family.

I finally am able to tell myself that "I LOVE working with my clients" and to the extent that I am thinking

positively that now I can really say, I LOVE MY CLIENTS!!!

I wish the best for all of you in your endearvour.

Also today, I discovered a great article on "The Biz Journals"

I wish to share it with you.

The article is about 'How to Reverse The Negative Effects" all around us.

We can choose to reverse negative mindset

In the article he stated that each day we are bombarded with news from the newspapers, from all the Television blahh blahh blahh... He said that, quoted "You know the score - stocks are down, unemployment is up, there's a credit squeeze, and foreclosures continue as housing values decline. Each day, we get our dose of the next piece of bad news."

"Whether it's a bailout on Wall Street or jobs lost on Main Street, the news is not good, and it's not getting better. What's more, the cumulative impact can be a blow to our emotional health and that of our companies."

In the article, he asked the question.....

How can we avoid overreacting or coming from the negative?

Showing Properties.

It's a buyer's market and they are coming out in drove. I have been busy showing property nearly everyday.

It is good for the business and I am exhausted and I need to have a closing soon!!
