Just three years ago, only 7% of San Diego households could afford the median-priced home of about $515,000. December statistics show that 33% of San Diego households can afford the median-priced home, but the median price has fallen to $300,000. For those who don't know what the median price is, it means that half the homes that sold were priced above, and half the homes that sold were priced below. Median price is widely used because it's supposed to prevent a home in Rancho Santa Fe that sold for $10 million from overly affecting it. If one were to look just at average prices in San Diego County, that $10 million home could significantly raise the average price of the 30 homes that sold, even though the other 29 all sold at $300,000. A better way to look at real estate prices here in San Diego is to look at specific neighborhoods and suburban cities. Even the median price in Rancho Santa Fe is far out of reach for Main Street San Diegans. With just 33% of San Diego households able to afford a median-priced home, affordable housing has been on the radar for the city and county. Unfortunately, there are about 26 low-income rental projects with more than 2,000 units that have stalled because of the economy. It's entirely possible, though, that with a good credit score and a down payment or down-payment assistance, you could be living in your own condominium in Mission Valley rather than renting or waiting for the affordable housing market to return. Condominiums in Mission Valley offer day life, night life, and lots of amenities such as golf, sports and other events at Qualcomm Stadium, world-class shopping at Fashion Valley, lots of movie theaters, gyms, and in many of the complexes, pools, spas, work-out rooms, picnic areas, racquetball, and tennis. Along with the decline of real estate prices, the increase in inventory, and the shut down of many of the major new construction builders, another area that has fallen victim to this economy is affordable housing.

Unfortunately, parking is $9, more than the event itself! Carpool!
However, there is a family admission cost of $20 for up to six members. Let's see, do ActiveRain members count as family? Jane? Shirley? Sharon? Chris Ann?
There will be about 450 cats in more than 30 breeds competing for top honors at the "Food & Water Bowl XVI," which is the largest annual cat show on the West Coast.
There is also a "Best Household Pet" category where cats will be judged on personality, health, and beauty. Entry deadline was January 21, but I did find it interesting that non-pedigreed cats are only eligible if they have been spayed or neutered. Yeaaaaaaaaaaaaaaa!
There will also be cats available for adoption from local animal rescue organizations (another yeaaaaaaaaaaa!) as well as pedigreed adoptions.
Of course, there will be merchandise available for purchase and some pretty good educational presentations.

San Diego whale watching season is in full swing!
There are about 26,000 gray whales that travel back and forth between the Arctic Sea and various lagoons in Baja California. They live in the colder waters up north but travel south to warmer climes to breed and birth their young.
Adult gray whales can be up to 52 feet in length, 36 tons (that's about 72,000 pounds), and live up to 60 years.
San Diego, of course, is a hot spot for watching them just offshore. Along with gray whales, dolphins, harbor seals, sea lions, and brown pelicans are often sighted on the tours.
Boat tours are usually around $30, but a more interesting tour, albeit also more expensive at about $300 minimum, is the biplane tour.

California doesn't allow "interaction" with the whales, but Mexico does. There are many lagoons along the Baja California coast where the whales will come up to meet the small boats, wanting nothing more than to be petted. If you ever get to Baja California from January to about March, I can highly recommend the more intimate Mexican whale watching tours over the commercialized San Diego tours.
