East Naples Fire District's Annual Toy Drive
that benefits local families.
Approximately 380 items were collected!
The Firefighters picked up the toys yesterday and are very
grateful for the on-going support from the Cedar Hammock Community

Potential buyer's have the caution flag out when it comes to buying property in a golf course community in the Naples area!
Why?
For the past few years the National Golf Association has reported the number of rounds of golf played each year has been declining.
How could that possibly happen when Tiger Woods has elevated golf's awareness to record highs since he was an amateur sensation!
None the less, equity golf clubs around America have been losing members and have found it difficult to replace them.
Here in Naples, we recently had a newer development, Palmira Golf & Country Club, layoff all their amenity employees resulting in closing of the golf course, clubhouse, etc. I wrote about it in a previous blog.
The Ginn Company has a beautiful high-end golf community in Naples called, Quail West, and it is no secret they are having serious difficulties making their note payments. However, the golf course and clubhouse are in full operation.
Another developer, Bonita Bay Group, had to recently change its policy of immediate refunds for any equity golf members wishing to cancel their memberships. The developer said there were enough cancellation requests for immediate refunds that if they honored them it would threaten the stability of their various golf communities.
So, why am I writing about all this heartburn?
It so happens I have been specializing in golf course communities.
Unfortunately, the bad news has tainted all the golf course communities throughout our area.
All realtors should advise their client's to do their "Due Diligence" before they buy on the beach or in a golf course community.
Today is no different.
If they did they would discover the vast majority of our golf clubs are doing well while the minority of them are not.
Bundled golf course communities (the golf membership is bundled into the purchase of the property) have an edge here because all owners are members and pay the dues to keep the golf course, clubhouse, etc. properly funded.
The opposite is true for equity golf clubs. They have a cap on membership, usually around 350 members or so. If these clubs lose 30-100 members, for example, there are fewer members to share the costs of running the club. Therefore, the remaining members receive a Special Assessment to keep the club operational. Depending on how many members they lost the special assessment could be substantial.
In SW Florida, bundled golf communities with 18-hole golf courses have 799 residences. This means they have 799 members to pay the costs of operating the club. Bundled golf members do not have an option to opt-out of the golf club. The only way they can is to sell their property.
In summary, golf is currently and will continue to be a great sport to participate in.
My research shows golf course communities have historically appreciated better than non-golf course communities.
So, let's don't throw the baby out with the bath water.
