Ideas and Solutions for New Construction Sales

Here we are, February 2008, and some folks are still complaing about the market. Oh poor me. Stop it. Let's thke a positive and proactive approach to the current market conditions. Griping never got anyone anywhere, except maybe divorce court.

What can we do? Make offers. Yes, we can become proactive and make offers directly to the buyers and agents. Ask, "what will it take for this home to be your favorite?" Then set about making it what they want, price adjustment, condition adjustment, terms adjustment... get busy and then write them an offer. Here's what you said you wanted, simply approve and congrats!

Sounds easy, in some respects it is. In others, it is hard. It does take some "moxy" to make an offer, but waiting isn't working. Besides, T. Harv Eker, author of Secrets of the Millioniare Mind, says "don't wait to buy real estate; buy real estate and wait. Furthermore, Collin Powell said waiting to be a decision is costlier than no decision. This from a man who was responsible for men and women in battle.

Leaders do the hard thing. Let's be leaders.

The power of the mind, the body and those around you

I had the awesome experience of being in a "board-breaking" seminar. It was amazing to see so many people in that room focused on breaking a board, breaking through their fears, relying on the positve energy and thoughts of others. To see a 5 foot nothing 90 lbs gal walk up and break a board was uplifting and encouraging. I'm not sure what was more energizing, me breaking the board or watching and mentally assisting others break through their fears and boards. Okay, it was being there for others but I still got a kick out of busting my wood. Have you ever been apart of such an event? Do you think you could break the board (I know you can).

What does it mean for our business? It means we need to break through our fears and take action!

Simply The Best: Mo Anderson

Wow, Mo Anderson did another bang up job at her Inspirational Brunch at the Keller Williams Convention. Mo has an incredibly generous spirit which came through loud and clear at the event. I've had the pleasure of interviewing Mo for my soon to be released book. The interview was inspirational. She has a heart for infusing the workplace with giving and spiritual issues. Keller Williams has an amazing spirit and culture due in large part to Mo, for that I say thank you. It is a true blessing to be apart of an organization that has a heart, a culture and a purpose. Price Protection

It appears some builders are trying to take away the fear of eroding prices that consumers may have by offering price protection. If the price goes down on the home that they buy from the builder the builder agrees to give them a rebate for the price difference. Creative idea and very smart. In today's market, effort is rewarded. Has anyone seen this in their market? How is it working? What do consumers think. I've only seen an article in The Wall Street Journal and discussion on Clark Howard's radio show. Welcome your feedback

Affirmations: Use them to change your mindset and destiny

I am tired of the complaing within our profession and industry about the market. Here's a valuable suggestion: Change your mindset. Start to program your mind with positive affirmations. Consider, "I am a master lead generator" or "I succeed in all/every market", how about "I take listings that sell in any market", "I'm grateful I don't let the market dictate my income". Changing your mindset may just change your destiny!
