The only way that you actually know when the market has reached the bottom is when the prices suddenly begin to go up. Even more specifically, the market is local and even more specific to properties. Texas and Florida are night and day. Looking at Real Estate as a Nationwide market as the Media tends to do is like saying the average temperature in the United States was 72 degrees today. Why do you care and what does that have to do with you and your situation.
Take from someone who deals in both markets. While Florida was screaming up Texas was going up moderately. When Florida began to pull back dramatically to where it should have been, Texas Moderated. The media is always looking back. They will not catch on that the Florida market is back until months after the turn has already been made. Then itwill be too late.
The time to get the best buys is when it is near the bottom but has not yet started to turn. Before the bottom is actually reached the Sellers are worried that their home may never sell, or how low they may have to go and are willing to negotiate aggessively to sell. While the absolute botom has not been identified the buyers are patient because there are so many options.
After the market turns the sellers will feel it, as well as the buyers, and will be much less negotiable. The buyers will begin to chase the Market up and the Sellers will be much more patient. The most heard phrase in a year of two will be: "We missed the best opportunity in years to get live the lifestyle we have always dreamed of"! In Southwest Florida we can feel that the turn is close.
One of the greatest investors of all time said, "I never bought at the absolute bottom or sold at the abslute top, but I was close enough".
Now is the time! Its heating up in Southwest Florida. Naples, Bonita Springs and Marco Island can feel the change. There are great opportunities, you just have to know where to find them. In the near future, they'll be gone.

The opportunities are there. You just need to know where to find them or at the very least know an estremely knowledgeable agent to help you find them. The media will catch on about 6 months too late to get the best deals.
