    Fall Maintenance Tips for Your Home

    According to the calendar, the autumn seasons begins on September 22, 2009 this year.

    Having a seasonal home maintenance schedule can help to keep your home in good shape. It can also help to avoid some costly repairs that can crop up from neglect, even if it is unintentional.

    State Farm Insurance offers the following fall maintenance tips for your home on their website:

    Fall tips:

    Check all window and door locks for proper operation

    Check your home for water leaks

    Review your fire escape plan with your family

    Make sure there are working nightlights at the top and bottom of all stairs

    Have a heating professional check your heating system every year

    Protect your home from frozen pipes

    Replace your furnace filter

    Run all gas-powered lawn equipment until the fuel is gone

    Test your emergency generator

    Have a certified chimney sweep inspect and clean the flues and check your fireplace damper

    Remove bird nests from chimney flues and outdoor electrical fixtures

    Inspect and clean dust from the covers of your smoke and carbon monoxide alarms

    Make sure the caulking around doors and windows is adequate to reduce heat/cooling loss

    Make sure that the caulking around your bathroom fixtures is adequate to prevent water from seeping into the sub-flooring

    Foreclosures and Short Sales

    If you are looking for a home and have considered buying a foreclosure or short sale home, it benefits you to work with a Certified Distressed Property Expert (CDPE).

    As a CDPE, I have the training to guide you through the process of buying a distressed property.

    An important factor in purchasing a distressed property is to have a flexible time frame for moving. Although the seller may still be living in the home and available to sign the contract, a short sale contract is still contingent upon final bank approval.

    The bank approval process varies from bank to bank. It is not unusual for it to take several months to receive a response from the bank and to receive a bank accepted contract.
