A lot of people are sending me this information below that was on Good Morning America on 8/12/09 concerning the Virginia Beach, Va Area being the best place to buy a Home in this market. The interview was with a representative from Zillow, a national real estate organization.

"The struggling housing market has buyers searching for the best regions to get a great deal. Nationwide, home values are down 12 percent, compared with the same time a year ago, according to real estate website Zillow.com.

The Best Cities to Buy a Home

When you go to buy a house, low-priced markets is not the only factor you should consider. "The No. 1 factor for a market holding its value over time has to do with what types of jobs are fueling the local economy," said Amy Bohuntinsky, of Zillow.com Look for communities with a strong job market and stable housing values. Some common threads: cities with military bases, state capitals and college towns all fare well because they are more "recession proof," according to Zillow. A strong tourism industry helps too.

For that reason Virginia Beach, Va., is one of the top picks for buyers. The city has a beautiful beach, and three military bases with steady jobs that make it one of the best places to buy. And right now, there are bargains: 30 percent of homes there sell for less than the asking price. "Virginia Beach is an area where home values have fallen, but they appear to have bottomed out," Bohuntinsky said. "If you're a buyer, this is your real, real opportune time to get in there and buy when home prices are at the bottom before they start going up again.'"

Va Beach Real Estate Area Market and have we hit bottom yet--August, 2009 Update!

Boy, has this Real Estate market in the Virginia Beach Area of Va been "interesting"?! I've written in past months about the Housing market here and when are we going to hit bottom? In March of '09 I said, in effect, I don't know but maybe; in July of '09 I said I don't know but probably.

It's August of '09, and I'm saying now we're closer to hitting bottom then ever before in this cycle. All the statistical indicators continue to show that the days of large inventories of Homes, low pricing (really low), and 5% range mortgage interest rates are going to be short lived. The Volume of Homes sold have increased and continue to do so in the last several months as well as the Median Prices of Homes sold have also increased and continue to do so over the past several months. Less inventory of Homes available and prices increasing most likely means higher interest rates are not far behind.

This is a really great time to buy a Home, when the Bottom of the Real Estate market is bottomed out or close to bottoming out. The reality is, if you have a Home to sell you are going to sell low and buy low but why not consider renting your current Home (to sell when the market changes) and buying a Home...low now.

1st time Homebuyers or Homebuyers who haven't owned a Home in the last 3 years are eligable for an $8,000 Tax Credit from the Federal Government. (Salary limitations are: single tax payer in family, max of $75,000 or 2 person taxpaper family, a max of $150,000).

This Area of Southeast Virginia is sometimes called S Hampton Roads, although no matter how much our Chamber of Commerce promotes the name, hardly anyone out of the area knows what S Hampton Roads is or where it is. Now, "South Hampton Roads" consists of 5 Cities; Virginia Beach, Chesapeake, Norfolk, Portsmouth, and Suffolk. No Counties because the Cities over time have absorbed what used to be city/county governments.

Virginia Beach, Chesapeake, and Suffolk all have a large land mass and a less dense population base. Norfolk and Portmouth has a more traditional city type population with less land mass and a more dense population.

Virginia Beach has a Population of app 433,000 with a Land Mass of 310 sq miles; Chesapeake has a Population of app 217,000 with a Land Mass of 353 sq miles; and Suffolk a Population of app 82,000 with a Land Mass of 480 sq miles.

Norfolk has a Population of app 239,000 with a Land Mass of 66 sq miles; Portsmouth has a Population of app 99,000 with a Land Mass of 45.5 sq miles.

Va Beach Real Estate Area and have we hit bottom yet in the Housing market?!

Back in March of '09 I had written a blog regarding "have we hit bottom yet in the Housing Market?" This of course was our local area that we were referencing. The area includes Virginia Beach, Chesapeake, Norfolk, Portsmouth, Suffolk, Isle of Wight, Hampton, Newport News, York County and all surrounding areas of Va! My answer then was a definite Maybe??!!

"Have we hit Bottom yet in our Housing market?!" On July 6th, 2009 I'm ready to announce a very definite Probably??!!

The problem in determining a "for sure" knowledge that we've already hit bottom in the Housing market is when 3 things happen:

1) Prices of Homes start increasing in value.

2) Interest rates begin to move upward.

3)Inventory of Homes start decreasing.

Then it's too late!

Our local MLS (REIN) statistics have shown that the volume of Homes sold have increased over the last few months and the Median sales price of Homes have increased over the past several months also. How far behind could the increase in Interest Rates be? The year-over year figures are still down but the gap seems to be closing each month.

If your a 1st time Homebuyer, or selling and moving from a higher priced area, or looking for a second Home or don't have a Home to sell then this seems to be an especially great time to buy a Home.

The 2009 Virginia Beach Area Real Estate bottoming out!?

If your waiting for the real estate residential market to bottom out, I believe the time is near. When we reach the bottom, a lot changes in the ride up from the bottom--price of Homes increase; interest rates go up, and inventory of Homes goes down. Anyone in the market to buy a Home "cheap", don't wait too long or it could pass you by. Listen up 1st time Home Buyers and relocating Retirees! Buy low now!

As you know, currently, prices of Homes are low, interest rates are below 5% and a large inventory of Homes are available in all price ranges. Additionally, if you know of anyone that is a first time Home Buyer or hasn't owned a Home for 3 years, then an $8,000 Federal Tax Credit is available from the Government, with no payback requirements.

In many parts of the country, a Home Buyer has the availablity of a Mortgage Payment Protection Plan that will protect the primary bread winner if he/she were to lose their job within 2 years after they close on a newly purchased Home. This plan will pay your House Payment for 6 months, up to $1,800 per month. There is a one time insurance fee usually between $500-$600
