National Sites in real estate, mostly because of their sheer size, hold the top 1-6 positions in almost any real estate search phrase. At least it's prevelent for real estate in the Virgina Beach, Chesapeke, Suffolk, Norfolk and surrounding areas of Va.
Realtor.com (our partner?) and Homegain are prevelent in the organic or natural results in both Google and Yahoo; Google has a Google Base site that has a conglomeration of real estate related information from The Real Estate Book, Homes.com, Harmon Homes, FSBO sites, and individual Real Estate Co's and Realtors who add some of their listings. The same holds true for Yahoo under their Real Estate Category.
In addition Trulia, Zillow, Redfin, Cyberhomes.com, Living Choices.com, etc, with their advertising, are becoming more visible utilizing limited and/or confusing data .
In my opinion, the Home Buyers are primarily the ones getting shortchanged with these National Sites in Real Estate. Most of these sites have an incomplete and smaller percentage of available listing on their site, and many times they have dated information as well ie listings that have closed months ago still showing available.
Also, National Sites use extensively computer software that utilize publically available information nationally. To much of the time the information is dated or skewed because they don't have the ability to add local knowledge and insight about the area as do local Realtor sites and Realtors. Local Realtor real estate sites can provide invaluable local information that is impossible for National Sites. Home Buyers are not getting all they information they need to make the best decision on purchasing a Home when they utilize national sites.
My recommendation to potential Home Buyers is to utilize Local Sites with Local Realtors. There are plenty of great local Realtors with local updated, comprehensive sites in the Virginia Beach area and all across the US.

When something looks too good to be true, it more then likely is. The extreme of this is a home in a million dollar +/- neighborhood going for $265,650. There is most likely a great deal of problems with the home that requires correcting. Plus the real estate taxes on the home is probable $8,000-$10,000+ per year.
That said, they are good deals out there for everyone, but not to the extreme. That's for Infomercials about real estate on TV.
There is currently a Home in Virginia Beach Va listed for sale for $744,000 but will go to Auction on the 29th of September, if it hasn't sold; starting bid at $100,000. If you were able to buy this home at Auction for $100,000 (not likely) in a neighborhod where homes are valued from $700,000-$3,000,000+, chances are good that to correct the problems on this house would require a substancial amount of money and "sweat equity". Plus the probability of very high real estate taxes.
They are a lot of Homes for Sale in this market and many or those are foreclosure properties. This is an opportunity for Buyers to have a wide selection of homes from which to choose and Seller's are open to negotiate price and closing cost assistance. Consequently, they are a lot of opportunities to get a good deal in this market on a Home. Just remember that you can get a good deal, not an unbelievable deal. If it looks too good to be true, it probably is.

You have probably already heard that the most immediate effect of Fannie Mae and Freddie Mac takeover by the Federal Government has been to lower interest rates on residential Real Estate by 3/4% +/- .
A 30 year fixed rate mortage for a Home that sells for $300,000 with a 10% down pmt, for a mortgage amount of $270,000, would lower your House Payment by $130.00 per month with the new rate.
I'm using a recent interest rate of 6.5% +/- and a new interest rate of 5.75% +/-. If you've been thinking about buying a Home, this might be a real good time to look around. They are plenty of Homes available and most Seller's are willing to negotiate on price and closing costs.
(To calculate the difference in a monthly mortgage payment for any amount, use the Mortgage Amount divided by 1,000, times the $6.32 per thousand on a 6.5% +/- rate mortgage and compare to the new rate of $5.84 per thousand on a 5.75%+/-.) Good savings.
