Austin Texas one of the best markets around. Take that stupid media. It is not all bad.

2007 total sales volume exceeded 2006 by over $14,000,000. Every month of the year 2007 surpassed 2006 monthly dollar volumes. Looks like unit sales ended the year 5.5% off of 2006 levels.

Some more good news is that the 2007 inventory absorption rates was the second best in eight years and home appreciation rates were strong across the whole city. 

Many of Austin's MLS areas showed a nice appreciation rate.  Some area's were well over 10% and several much higher. In 2007 the average home sold for $17,062 more than last year briniging the 2006's average sales price of $229,900 to just over $246,000 in 2007.  Just think that is an average appreciation rate of 7.42%.

So take light when people say the market is down.   Maybe so, but not everywhere.
