Valencia Reserve Update 3/8/2011

Valencia Reserve recently reached another milestone. On February 2nd, GL Homes held a grand opening and ribbon cutting ceremony for the first phase of what will eventually be a 41,000 sq. ft. clubhouse complex (31,000 A/C sq. ft). The clubhouse is absolutely gorgeous. The atmosphere was energetic with hundreds of residents and future residents in attendance.

As promised, phase one of the Valencia Reserve clubhouse features an immense social hall, complete fitness center, multiple card rooms, an arts and crafts studio, as well as a Cafe. The Cafe is being run by a popular local deli named Flakowitz. Outside amenities include a resort style pool, five Har-Tru tennis courts along with a pro-shop, and full-court basketball. There is a Full-time Lifestyle Director who will be responsible for organizing trips, activities, shows and dozens of clubs.

GL Homes will built phase 2 of the clubhouse facility when Valencia Reserve is approximately 50% occupied. Phase two out the club house will add a larger fitness facility, Wii room and a larger Cafe. Additionally, 4 more Har-Tru tennis courts, a lap pool and a resistance pool will be built.

Valencia Reserve

As of 3/8/2011, Valencia Reserve has sold 466 homes. According to Brad Hunter of Metro Study, Valencia Reserve had 280 starts last year, the most of any development in Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties. New homes that are currently being purchased at Valencia Reserve have delivery dates from immediate occupancy (on spec houses) to as late as February 2012. Delivery dates depend on which section a home is being built.

Grand Opening of the Valencia Reserve Sales Center

GL Homes reached another milestone this past weekend. On July 10th, the Grand Opening of the Valencia Reserve Sales Center was held. Valencia Reserve has been open for sales since February 2009 and has sold approximately 330 homes. Previously homes were being sold out of the Valencia Pointe sales office.

Valencia Reserve

The new Valencia Reserve sales center features 10 beautiful models including the Sophia, Isabelle, Atlantic Grand, Indian, Gibraltar, Alexandra Grande, Lydia, Julia, Avila and Pamplona models. 6 additional floorplans are also being sold including the Victoria, Alexandra, Daniela, Seville, Pamplona Grand and Madrid models. These 16 floorplans range in price from $269,900 to $512,900.

The Signature and Crown collections, staples of the Valencia properties for many years are still being sold and new to GL Homes with the introduction of Valencia Reserve is the Vintage collection. Signature collection homes range in size from 1,303 to 2,396 square feet under air. The Vintage collection range in size from 2,182 to 2,703 square feet under air. Finally the Crown collection, which now includes a courtyard home with a pool (Seville model) range in size from 2,391 to 2,861 square feet under air.

Valencia Reserve / Valencia Pointe Update 05/06/2010

It is hard to believe it until you see it. The TV and newspapers talk daily about doom and gloom in the Real Estate market. You can not open the newspaper without reading an article on short sales, foreclosures and our horrible economy. So why is it that it has been difficult to find a parking spot at the Valencia Pointe sales office for the past few months?

As I stated in my last blog entry, I believe the 55+ community niche market remains one of the strongest Real Estate market sectors in the industry, at least in South Florida. Within the 55+ market, each Valencia community is an island unto itself, thanks to the reputation of Palm Beach County's number one developer (and land owner), G.L. Homes. Among other projects, GL Homes is currently developing Valencia Pointe and Valencia Reserve, both located in Boynton Beach. Here is an update on both projects as of May 6th, 2010.

Valencia Pointe
Valencia Pointe is entering its final stages of development. When complete, Valencia Pointe will have 690 homes. As of 5/6/2010, 677 homes have been sold or are under contract*. Of the remaining 13 homes, approximately 7 are spec houses. Spec houses are brand new homes which G.L. Homes has built and are ready for quick delivery. They come will all the same warranties provided to buyers who pick a lot and build a home to their specifications. These spec houses are all in G.L. Homes Signature series.

In approximately two months (July 2010), GL Homes will close the sales office and model center at Valencia Pointe and move to their brand new model center at Valencia Reserve. Once this transition is complete, GL Homes will remove the sales office and parking lots at Valencia Pointe, freeing up the land for the last few homes to be built.

Valencia Reserve
There has been a lot of exciting activity at Valencia Reserve over the last 6 months. When complete, Valencia Reserve will have over 1000 homes in the Signature Series, Crown Series and now the Vintage Series. Over the last year, Valencia Reserve has transformed from a large parcel of farm land to a beautiful and vibrant community.

Most notable over the past three months is the clubhouse progress. Phase one of the clubhouse is scheduled to be complete in the 1st quarter of 2010. GL Homes has completed the tennis courts and pro shop and will hold a grand opening in May. Additionally, GL Homes is opening a temporary Lifestyle Center across the street at the Canyon Town Center. Planned to open in May, residents will have a great meeting spot for social gatherings, club activities, and a place to meet your new neighbors.

Valencia Reserve

As of May 6th, 312 homes have been sold or are under contract, with an additional 5 lots under reservation*. This number was approximately 130 at the end of 2009. A new Signature parcel is due to be released on May 14th, which means there will be a wide variety of lots to choose from. The Valencia Reserve sales office and model center is planned to open in the first two weeks of July.

Additionally, G.L. Homes has started to release spec homes available for quick delivery at Valencia Reserve. When asked by my clients how I feel about G.L. Homes, among other examples of why I believe in them, I point to their policy of building spec homes. G.L. Homes takes pride in each and every section (also known as a POD) being completed as soon as possible. Once a resident moves in, they want to live around construction for as little time as possible. By building spec houses, G.L. homes helps to complete each section as quickly as possible. Building spec homes carries financial risks and liabilities for a developer. There is no guarantee when someone will buy it, and G.L. Homes needs to carry the cost of construction and ownership once it is complete. G.L. Homes' ability and willingness to take these risks speaks very strongly about their own confidence in their finances and projects such as Valencia Reserve.

Valencia Pointe / Valencia Reserve Update (1/25/2010)

The South Florida "Season" is well under way. Along with the beautiful weather comes an influx of home buyers looking for a new place to settle down or maybe a winter home to avoid the cold weather other parts of the country have to offer. Although the 55 and over market always picks up during Season, it has been years since I remember this type of activity. I believe the increase in activity is due in part to the expanded Home Buyer Tax Credit program, easing fears over the economy, and reduced pricing of homes.

As a 55 and Over Community specialist, nowhere has this increase in activity been more apparent than at Valencia Pointe and Valencia Reserve, two of G.L. Homes' premier communities. Here is a brief update on these two premier 55 and Over Communities:

Valencia Pointe

Valencia Pointe*: Development at Valencia Pointe is nearing it's final stages. When complete, Valencia Pointe will have 690 homes. As of January 22nd, there were 670 homes sold**. Of the 20 remaining homes to be sold, 2 of them are model homes, 9 of them are builder spec homes, and the remainder of the availability includes Crown series lots. Models that can be built on the Crown series lots include the Pamplona, Pamplona Grand, Avila and Madrid. There are both lake view lots and garden view lots available. Crown series lots have not been available at Valencia Pointe for over a year. They are now available as G.L. Homes will soon be moving their model row and sales center to Valencia Reserve. At that time they will remove the sales center and adjacent parking lots, and homes will be built in their place.

Valencia Reserve*: Where as Valencia Pointe is nearing it's final stages, Valencia Reserve is just picking up steam. When complete, Valencia Reserve will have approximately 1,150 homes. As of January 22nd, 175 homes have been sold**. There were another 12 lots on reservation as of the 22nd. A reserved lot means a prospective buyer has made a refundable deposit on a lot which is good for 1 week. This gives potential buyers a chance to review the contract and solidify their desire to move forward with a purchase. The number of sold lots, reservations and closed homes grows every day. Closed homes are homes where buyers have completed their transaction and actually own the home. G.L. Homes has currently closed on approximately 26 homes at Valencia Reserve.

The next few months will be an exciting time at Valencia Reserve. Their club house is planned to be started any day now and will be completed (phase 1) in approximately 1 year. All three series, Crown, Vintage and Signature are available at Valencia Reserve. Although I have no confirmation from G.L. Homes, I expect new parcels/lots to be released any day now. G.L. Homes develops their properties in a way so that construction is focused on as few parcels as possible at any given time. This way, as they move on to future development within the community, they limit the amount of construction around current home owners

Both communities currently offer incentives including closing cost incentive and upgrade credit incentives. Valencia Reserve / Valencia Pointe Update

It has been a few months since my last Blog entry. As a 55+ community specialist, historically August through October are my slow months. The heart of South Florida's "season" is just beginning and I am thankful to say I have been as busy as ever over the last few months. As we approach the end of 2009, I am also thankful to say this has been my best year by far. With all the news we hear about the Real Estate market and the economy on a daily basis, I believe the 55+ community niche market remains one of the strongest Real Estate market sector's in the industry.

We have seen a boost in sales due to the first time buyer tax credits which were due to end in November. Although most buyers in 55+ communities are not first time buyers, many of my clients recently sold their houses to first time buyers freeing them up to purchase a house in our market. I am very excited that the tax credit has not only been extended through April 2010, it has been revised to provide incentives to qualifying existing home owners who are buying a new home. We have also seen a boost in sales due to Palm Beach County's number one developer (and land owner), G.L. Homes. Among other projects, G.L. Homes is currently developing Valencia Pointe and Valencia Reserve, both located in Boynton Beach. Here is an update on both projects as of November 2009.

Valencia Pointe
Valencia Pointe is entering their final stages of development. When complete, Valencia Pointe will have 690 homes. As of 11/23/09, 649 homes have been sold or are under contract*. Of the remaining 40 homes, approximately 17 are spec houses. Spec houses are brand new homes which G.L. Homes has built and are ready for quick delivery. They come will all the same warranties provided to buyers who pick a lot and build a home to their specifications. These spec houses are all in G.L. Homes Signature series.

On November 20th, 2009, G.L. Homes released 12 models as well as some additional lots in the Crown Series and Signature Series. Most of the lots that were released will be built when G.L. Homes vacates their current sales office at Valencia Pointe and moves it to Valencia Reserve. This will most likely happen in October or November of 2010. The release of these models and new lots created quite a bit of activity at the G.L. Homes sales office. Potential buyers started lining up on Monday and were required to stay on site all week, from 10:00 am through 5:00 pm. They were of course provided a lunch break. I am unsure of the exact number of lots/models sold last week, but there are definitely still some available. According to Metrostudy 2008, Valencia Pointe was the number one development in Palm Beach County, when ranking annual closings. Metrostudy is an independent, leading provider of primary and secondary market information for the Real Estate market and related industries. Although Metrostudy 2009 will not be available until early 2010, I am confident Valencia Pointe will again rank number one in closed sales in Palm Beach County.


Valencia Reserve
As Valencia Pointe enters the final stage of Development, Valencia Reserve has moved far into the beginning stages of development. It is hard to imagine that just 6 months ago G.L. Homes held a ground breaking ceremony at Valencia Reserve. The past 6 months has brought many changes. Most noticeably when one pulls up to Valencia Reserve, the trailer noting the future location of Valencia Reserve has been replaced with a gorgeous entrance filled with cascading waterfalls and lush landscaping.

When complete, Valencia Reserve will have over 1000 homes in the Signature Series, Crown Series and now the Vintage Series, which is brand new to Valencia Reserve. Currently 131 homes have been sold or are under contract*. Many more have been reserved and will be under contract in the coming weeks. Most exciting is the first residents have begun to move into Valencia Reserve. More and more closings are scheduled each week.

Some other exciting developments at Valencia Reserve include the release of more Crown Series lots. This makes two Crown Series sections, two Signature Series sections and one Vintage Series section one can choose from at Valencia Reserve.
