Ag land prices continue to RISE, Lee County, Iowa, Land Auctions
Agriculture land prices continue to rise in America's Heartland. This week we saw what I believe to be record prices in Lee County, Iowa. The auction was of an Estate in Southeast Iowa. The farm was offered in 10 tracts, resulting in 6 different buyers. Tract 1 consisted of 86 acres with 84 being tillable. This tract brought $8,600.00 per acre. Tract 2 was 61 acres with 55 acres tillable. This tract brought $6,850.00 per acre and sold to the same buyer. Tract 3 was 110 acres with 92 acres tillable. This tract brought $7,350.00 per acre. Tract 4 was 12 acres and consited of the old homestead and outbuildings. The tract brought $115,000.00. Tract 5 was 17 acres with 11 acres tillable bringing $2,600.00 per acre. Tract 6 was 26 acres and consisted of mature woods and was an ideal building spot. This tract brought $1,900.00 per acre. Tract 7 was 41 acres with 16 acres tillable and brought $2,600.00 per acre. Tract 8 was 129 acres with 109 acres tillable. This tract ended up bringing $5,100.00 per acre. Tract 9 was 47 acres with 40 being tillable. The tract brought $6,600.00 per acre and sold to the same buyer as tract 8. Tract 10 was 20 acres, mostly pasture. This tract of land brought $3,100.00 per acre. When all said and done the 550 acre farm totaled $3,322,919.50 equaling $6,024 per acre.

Land Prices Soar at Auction - Illinois - Missouri - Iowa
Over the last 12 months or so good agriculture land in West Central Illinois, Northeast Missouri & Southeast Iowa have soared to prices never before seen. The land prices seem to be following the crop prices, up. It starting to make a person wonder, will this ever stop. Just when you think you cant go any higher you hear about another record sale.
Over the last 60 days in West Central Illinois there has been over 380 acres sell in three different auctions. In McDonough Co. Illinois 80 acres sold recently topping out at $10,800 per acre. Next up was 162 acres selling in Adams Co. Illinois. This farm was divided in 4 tracts and bringing $16,000 per acre, $15,000 per acre, $13,000 per acre and finishing up at $12,000 per acre. When all said and done the farm averaged $13,373 per acre. Just a few days ago 132 acres was sold in Pike Co. Illinois near the town of Hull and when the hammer finally fell the price was at $13,250 per acre.
On October 29th, 550 acres was sold at Public Auction in Greene Co. Illinois, near Carrollton. The farm was offered in 10 tracts and the method of sale was High Bidder Choice. Once the dust had settled all 10 tracts were sold to 2 seperate people (30 registered bidders). The out of area Sellers were thrilled with the outcome. The farm brought right at $800 per acre more than the expected.
