I would definitely have to say that when it comes to your mother/ mom/ mumzy/ whatever you may call her, she only cares about the effort. Most don't even want a gift, especially in these tough times.
Its a little late notice, but lets say that you have been slacking and didn't get mom a thing...
Make her dinner
Wash her car
Clean her house
Simple flowers that you pick up on the way to her house.
A book from her favorite author.
Moms are always good for a bath kit or soap kit.
Anyways, I know none of you guys slacked on this and there isn't one of you that didn't do SOMETHING for your mom.

I am not sure how far or wide this law spreads but here is what I have heard. Typically with the transfer of ownership, the septic has to be pumped.
This "new law" also will require that a Washington State Certified O&M Inspector will have to inspect the system on Non-Gravity Septic Systems. This inspection is generally fairly cheap, and I have heard as low as around $200.
It is very easy to find the companies that do this, here in Kitsap and Mason County, Acme Septics is a very reputable company that has provided exceptional service for years as Septic Designers, but now adapting to the O&M needs as a Washington State Certified O&M Inspector.

Doesn't mean they didn't make a few changes.
So here is a simple scenario. You submit an offer, they want to change the purchase price, so instead of chicken-scratching all over the purchase and sale, they submit it on a counteroffer form, and send it ALL over signed, you sign the one line on the counter offer form if you agree... BUT
Who says its that simple.
YOU need to read through the ENTIRE contract again and make sure they haven't made a few other changes as well. In my case it was the title company, no big deal. Obviously you would have to initial next to the changes they have made for the contract to reactivate, but that doesn't mean that they are not there. As you thumb through the contract you may be surprised at a few changes that they have made, but not addressed on the counteroffer form.
