Do You Have A PLAN?

So a new month, a new year, a fresh start for us all. I must admit. I am very excited to see what 2009 brings. There is a lot of change going on. Agree with it or not? Change is happening.

Our weekly office meetings here at Windermere Peninsula Properties in Allyn Washington, we often discuss the importance of setting goals. It takes just a little realistic thinking to understand the importance of these said goals.

Shoot for the stars- Why wouldn't you? there is no reason you cannot have goals that may seem out of reach. If you set goals you KNOW you can reach then what is the reward when you reach them? Are you truely reaching for your potential?

Have a plan- Put all of your thoughts and ideas down on paper. Significant or not, they may come into play. In todays market, we have to use every tool we can. All it takes is one blog, or one listing advertisement, to bring new business.

"Sphere of Influence"- Lately this has been the talk of our office. This is the simplest, most inexpensive, yet most effective way to generate business. Who is more likely to trust you than the people that you already call your friends and family? Do they know your in this business? Have you reminded them lately?

Mason County Sales, The numbers, The Facts.

Mason County Showing Signs of a Solid Market

I think the word is finally getting out. My Friends...NOW is the time to
buy!

As we closed the month of October, the activity showed 16 homes going
pending and 50 homes selling. Their prices averaged 94.28% of the asking price.

November has not closed as many as October. But 39 homes have gone pending
and 16 have already sold, at 93.31% of their asking price.

The numbers are looking promising with still a full week to go.

Critical thinking.

Between October and what has passed of November, the sale of 66 homes
supports that people are getting the funding they need to purchase homes and that
it is
NOT an impossible time to sell.

A Getaway That is Here to Stay

I am a lifelong resident to beautiful Mason County. I am currently a Real Estate Agent out of Belfair and Allyn.

I have truly gained appreciation for one particular piece of land that is trusted within my family.

In the 80's my grandfather and two of his brothers each purchased their own waterfront property out in Grapeview, three pieces side by side.

Throughout the years divorce and deaths have narrowed us down to one piece, currently owned by my uncle, but for all to use.

My grandparents sold their 2000sqft home with low bank waterfront in Grapeview in the early 90's for about $300,000!

It is currently owned by a gentleman who has done some extensive updating, and its last market appearance was at over a million dollars.

It is crazy the equity that people build in their waterfront homes in our area. The desirability out here is huge!

With the one piece remaining, i escape every chance i get.

What Is It That You Truly Love About Your Area?

I am a lifelong resident to the gorgeous Kitsap Peninsula, I spend most of my time in two adjoining towns, Allyn and Belfair, Located in Mason County Washington.

Our area out here is extremely unique. Belfair itself is nestled in a valley, if you follow the Hood Canal to the tip, our town is located right there. We have extremely gorgeous veiws on the hillsides of our town, that look directly down the Hood Canal, as well as directly at the Olympic Mountains, creating breathtaking view properties, this provides exquisite properties for people to enjoy in our area.

Mason County also offers several lakes for all to enjoy. From the massive Mason Lake, to some smaller ones such as Tiger Lake. On any given weekend you will find all water-sports enthusiasts splashing away in our sunshine, or sitting on the docks of their waterfront properties.

Also very unique to our area is the Tahuya State Forest, a huge asset to our states timber industry. The Tahuya State Forestis a 23,000 ACRE piece of forest land, set aside for all to enjoy. From motorcycling, horseback riding, hiking and hunting, the forest is the preferred outdoor getaway for most.

Our area is truely one that all people love to visit, some never leave, purchasing secondary homes in our area to enjoy for a lifetime.

Building Healthy Credit VS. Creating Bad Debt

Often when I am talking with clients looking to buy in the near future, the subject of credit comes up.

What are some ways to build healthy credit when starting with no credit?

How can you be sure you don't have to many lines of credit open. Lenders like to see money borrowed, but where is the point where healthy credit building becomes climbing into debt?

Please post your thoughts and suggestions so that when people are working with minimal credit buyers, we can give them healthy advice.
