Sunday was spent in Milford, Utah, where our great-granddaughter, Jaidyn Marie, was blessed. It was a beautiful day with a slight breeze. I enjoyed the peace and relaxation away from the stress of the world beginning with the drive through the hills, trees & greenery between Cedar City and Milford. It seemed like a page out of time. Do You Have To Pay Back The $8,000 Tax Credit If You Qualify To Buy?

I was asked this question today, so I wanted to reply with a resounding NO! Let me qualify that: You must continue owning and living in the home for at least 3 years, according to what I have been told, in order to not have to pay back the tax credit.

Good To Remember: Real Estate Goes Up Over Time!

I recently sold some rental units to my daughter and son-in-law thinking that they were getting a great deal in this market! Now the same type of units have come on the market for even less! I was devastated until the listing agent told me he had paid thousands more than my daughter and son-in-law had, and that his renters were still making his payment for him.

Then I learned that my buyers would have actually lost more if they'd left their money in the investment they had. They're thrilled with their investment because the rents coming in are actually giving them a nice profit! Since real estate and rents go up over time especially in inflationary times, they are pleased with their purchase.

Have A Great Weekend--Hopefully Buying Cedar City, Utah, Real Estate!

I spoke to an appraiser yesterday that believes the market may have bottomed out in March for Cedar City, Utah real estate. My assistant Matt and I are working with 3 buyers tomorrow. We are certainly seeing more accepted offers on properties and are very busy working with buyers and making offers and negotiating contracts. It's too soon to tell if the market may be turning around, but I believe it is definitely more active. I hope the appraiser is correct and that it is not just a spurt. It's tough to guess the bottom, so I believe you should buy now. I hope it's a trend. Please let me know what you think. I'd love to hear from you.
