I was reading through a magenzine today about free software. I know we all love free software! I thought I'd give this one a shot. Its called Picnik.com. Its a photo editing software, much easier than photoshop. Quite fun to use. I am still learning this one out. But I gave it a try. I used one of my listing photos and edited it.
What do you think. I know I need to work on its some more, but I thought it was fun. I will upload some family shots and see what I can come up with.

We have been using the Display key for quite some time here in Sunny South Florida. Well the time has come to retire this baby and start using the New ActiveKey. No more craddles and updating every night. No more forgeting to put it on the craddle or having to manaully update it on the road.
This here is the new ActiveKey. It keeps itself updated 24/7. If you are using the supra lockboxes, anytime someone access one of your listings you will be updated right on your ActiveKey. How cool is that? It also seems more user friendly, the buttons don't look that hard to push. I will be getting mine on March 26. Can't wait to get rid of this old key.

I don't know about you, but all of a sudden I have calls coming in left and right. I am in taking my post licensing class and have my phone on silent. I can see who is calling and make sure I call back the ones I knew the number belong to. Well there were several I didn't know and had to listen to messages. I was over taken by the amount of calls I got for rentals and sales in one day.
I posted a rental listing on Sunday into the MLS and on Monday onto my website and as you know syndicates to the proper places. I entered into craigslist and backpage. My husband and I disagreed on this rental. He said I would not find anyone to rent this home. It was going for 2700 a month. A 5 bedroom, 3000 sq ft home. He thought it would take me a while to find someone to rent. The next morning I had 3 emails from different people who responded from my craigslist ad. I emailed back and made my calls to them. While in class and 2 agents call for showing instructions. Both sent over offers on this place within 1 hr from viewing the property.
My client was overjoyed. He had been trying to sell or rent his place for a year on his own with no luck. He could not believe we had such a fast responce. Goes to show you if you have the right agent with the right market tools have it priced right you will either get it SOLD or RENTED.

Yesterday I posted about Trulia and how I found a buyer. Well this buyer registered on my website for single family homes in East Plantation. He had been receiving matches to what he was looking for and we set up a date this past Friday to go look as some of them. Well it turns out for some reason one of the homes didn't print, and would you know it was the one he really wanted to see.
Now I cc all matches that go out to myself as a back up. If you don't do this I suggest you start. I pulled out my iPhoneand logged into my email, pulled up his match and was able to show the flyers to him with address and pictures of the home. One by one we looked at them and found the one he wanted.
I called my husband at home for him to log into my MLS and pull the listing information. Thank God I showed him how the do this and where to look for important stuff. I was able to get a hold of the agent. Unfortunately the lock box was not on the door. So we set up another appointment on Monday.
We met up and they just fell in love with this house and put in an offer. Now we are just waiting to hear back from the other agent. Lucky for me I had the phone with me. And lucky for me I responded to his question on Trulia.
