Texas Veteran Land Board just released their new rates for our veterans this past Friday night. The Texas vet rates have dropped again as there was an overall improvement in the interest rates.

A 30 year fixed rate is 4.54%. If the veteran has a 30 percent or more disability, then the rate drops to 4.14%. For detailed information on discounts for disabilities, see Veterans with Disabilities. The Texas Veteran Land Board rates will always be lower the going FHA or VA rates. Veterans can still get a great deal when purchasing their Dream Home.

Cinco de Mayo in San Antonio, TX

San Antonio will be celebrating “Cinco de Mayo”, May 5th this week. Contrary to popular belief, Cinco de Mayo is not Mexico’s Independence Day, but it is a holiday commemorating the Mexican Army’s unlikely victory over the French forces at the Battle of Puebla on May 5, 1862. At the market square on West Commerce Street there will be lots of fun, food, entertainment, concerts, and commemorations for the Battle of Puebla.

The Tower of the Americas will have a fun festival for the whole family to include music by the Leslie Lugo Band, and mariachis and a ballet performance too. It starts a 12:00 noon and is FREE and open to the public.

If you like classical music, the San Antonio Symphony is having their own Cinco de Mayo Celebration at 7:00 P.M. at Highlands High School at 3118 Elgin Avenue. This concert is also FREE and is open to the public. Cinco de Mayo

You will find many restaurants and eating places to help celebrate Mexican heritage and pride in San Antonio. This time of year there are many Mexican Festivals, parades,and of course Margaritas and Corona specials. To get more information of these events, see Cinco de Mayo in the Market Square.

Yesterday, I was in the teaching mode again by helping another new agent manage her photos using Microsoft Office Picture Manager. She had many photos on her camera which included personal family photos, and some recent photos of a new listing that she had recently taken.

She wanted to know how to setup separate folders for all her photos, so she could start to separate personal photos from business. She had already loaded over 100 photos from her camera onto her laptop computer, but she only wanted to use those 25 photos that were taken for her new listing. Unfortunately, all those photos uploaded into one location by date.
Pay it Forward
First, I recommended that she got in the habit of naming her photos and creating new folders, so she could find them easier. That’s when I introduced her to Microsoft Office Picture Manager. We used that Microsoft Photo Manager to reorganize all her photos into their own folders by re-naming all those previous photos that only had dates assigned to them.

I also demonstrated how to use that re-size and crop keys too. She couldn’t load some of her photos onto Craig’s List. Then, I informed her about the size limitations on Craig’s List. There are many Photo Manager programs on the market, but since Microsoft Office Picture Manager comes with Microsoft Office, it’s was very convenient to use what we already had on her computer. Another happy new agent learn something new with photo manager.

If you were at the AT & T center last night when Gary Neal hit that final shot to send the game into overtime, you probably lost your hearing. It’s loud enough in their house already, but I am certain that they exceeded the allowable limits.

They say that true Champions do not fall easy, and the Spurs are BACK! Wake up Elvis! The Silver and Black will be back in Memphis Friday night for a chance to force a game seven and a return to the home of your Four Time NBA Champions, the San Antonio Spurs.

That shot by Gary Neal brings back memories during the David Robinson era when Jean Elliott hit that Memorial Dooms Day shot that saved the Spurs then. This one is in the record books now, and we are looking forward to game Six on Friday night in Memphis.
