2012 Housing Forecast for San Antonio, TX
San Antonio has a very strong real estate market due to job growth, the military presence, and expansion in the city, and is well on the road to recovery compared to last year’s statistics. San Antonio presently has 6.5 month supply of unsold homes in the city. Down from 7.3 in Nov 2011. The median Sales Price in 2011 was $152,000 compared to $149,800 in 2010. That is an increase of 1%, and another indicator of how strong the real estate market is in San Antonio, TX. 
The total number of sales as of Nov 2011 was 16,516 compared to 16,515 in Nov 2010. Though the number of sales were basically the same both years, there was a differences in the days on the market, as well as, the price per square foot. Depending on the location and the community, the days on the market, and price per square foot varied. For example, in Deerfield, the price per square foot was $116.33 in 2010, but it dropped to $112.97 in 2011. In Alamo Heights the price per square foot was $193.51 in 2010, but dropped to $186.73 in 2011. On an average the days on market in 2010 was 98 days, and in 2011 it was 96 days.
There were comparisons made with several of the major communities in the city, and also comparisons made with homes in different price ranges. The ranges were broken down $0 to $199,000, $200,000 to $499,999, and $500,000 and above. 25th Annual Asian Festival in San Antonio, TX
Many of you have been seeing recent posts about the Asian New Year’s celebration which started on Monday, January 23, 2012. San Antonio will be honoring this Year of the Dragon celebration with it’s 25th Annual Asian Festival to be held at the Institute of Texas Cultures on Saturday, January 28, 2012 from 10:00 A.M. to 5:00 P.M. 
The Institute of Texas Cultures has invited all Texans, and all those who want to participate in this years Chinese New Year’s celebration to come on out to the UTSA HemisFair Park campus at 801 E. César E. Chávez Blvd., San Antonio, TX 78205. This traditional family reunion for Chinese New Year has expanded to include all the Asian communities in our city. It will be a fun packed event with some fantastic music, cultural performances, food, fashion, crafts and other products. Guests can enjoy authentic Asian-American food from 15 vendors, offering Chinese, Japanese, Korean, Thai, Laotian, Filipino, Vietnamese, Pakistani, Polynesian, and other delicious cuisines.
There will also be traditional Asian dance and musical performances on three separate stages; multicultural demonstrations of cooking, henna painting and palm reading; and craft sales including clothing, artworks, dolls, silk items and other gifts. San Antonio has been known for having a large Asian community, and this year’s 25th Annual Asian Festival promises to be a huge success, and loads of fun for the whole family.

Market Report December 2011 for Rivermist, San Antonio, TX
Rivermist has three subdivisions in this community. Rivermist, Hills of Rivermist, and Arbor of Rivermist.. As one would image, these neighborhoods vary slightly from one another, and offer the consumers different styles of homes. This community has some nice neighborhood amenities, and schools are in the Northside Independent School District. Presently there are 17 Active Homes for Sale in this neighborhood with prices ranging from $143,000 to $288,000. Check MLS Finder to see some of these Homes For Sale in Rivermist. The average listed price is around $214,000. Average price for square foot is $88.92. Square footage ranges from 1600 square feet to 3600 square feet.
The neighborhood amenities include a playground for the children, sports court, and jogging trails. The schools are Wanke Elementary, Stinson Middle , and Brandeis High School.
December had a total of 3 homes that sold for an average price of $152,000, and at $60.82 per square foot. The average days on market for closed homes was 87 days. Currently, there are 5 homes pending in Rivermist Subdivisions, San Antonio, TX.
The good news for the sellers were these homes sold for 97% of the asking price, and the good news for the home buyers was these homes were priced lower this year than last year’s homes. Good pricing in a nice location and in a well maintained neighborhood makes Rivermist Subdivisions an attractive community.
January is expected to show a increase in closings since the holidays are behind us, and more shoppers are concerned that interest rates may be rising soon. After retiring from the US Army in 1990, I took a position at Lab Corp of America in San Antonio. During my eleven years with Lab Corp, I worked my way up to the position on Night Operations Lab Manager.
