Silverado Trails market report - 4th quarter, 2007

Home sales activity in Silverado Trails, a neighborhood in the master planned community of Silverado Ranch in Las Vegas, NV rebounded nicely in the 4th quarter of 2007. Seven homes closed, compared to only two in the 3rd quarter. This brought the total for 2007 to 19 homes sold, down 17% from 23 sales in 2006.

The current resale inventory is 18 homes, plus 2 with accepted offers. While this still slightly favors buyers, this neighborhood is moving toward a balanced market. Homes in Silverado Trails are convenient to the south Las Vegas Strip, Anthem, Green Valley Ranch and the I-215 Beltway.

Silverado Hills market report - 4th quarter, 2007

Home sales activity in Silverado Hills, a neighborhood in the Silverado area of Las Vegas, NV slid to a halt with no closings in the 4th quarter of 2007. The 2007 total of just six homes sold was down 45% from 2006 when 11 homes sold.

The current resale inventory of 8 homes (plus 1 with an accepted offer) represents a strong buyer's market. Silverado Hills consists of one and two-story homes from 1,617 to over 3,000 square feet built from 1996 to 1998. Homes have convenient access to the I-215 Beltway and are close to the amneties of Green Valley Ranch and Anthem.

Home sales activity in Silverado Court 1 and 2, a neighborhood in the Silverado area of Henderson and Las Vegas, NV was disappointing in the 4th quarter of 2007.
