SHELL KNOB, MO HOME SALES
"Are homes selling in Shell Knob, MO?" a potential buyer asked me last week. As a Shell Knob, MO REALTOR, I sometimes feel like one of the politicians running for office. I mean, how do you answer that question in these times?
Headlines roar -HOUSING CRISIS !! TV Talking Heads seem ready to cry as they utter the latest depressing economic news in sepulchral voices. Sellers in the Ozarks, however, are not fully persuaded that their home price is inflated.
So are Shell Knob homes selling? Well, yes - they are selling. Maybe not as fast as we would like, or in the same numbers as sold two years ago. More days on the market and with lower- end prices selling versus high-end homes getting wall flower status - with few - if any - showings.
Sales are better for properties priced from $100,000 to $250,000.
Sales in Shell Knob are puzzling, but still revert to the old standby: Location, Price, Condition.
This is a good time to be a buyer. Prices appear to be adjusting more to today's reality.

Autumn is the time for festivals and community gatherings. Shell Knob, MO is not to be denied their place in the sun. In the summer all eyes are on our Table Rock Lake fun, but come Fall, it's time for Shakin In The Shell.
Friday night was Rock 'n Roll Night. The Shriner's Beer Garden, a fish fry and pig roast gathered the locals and visitors. Music was provided with a free concert by local talent Rock Pie and Fatz59.
Saturday was filled with the carnival, entertainment, contests and the Annual Classic Car Show. Among the contests, local business people were invited to decorate the public portable restrooms, otherwise known as a "Crapper" (named for the man who invented it, John J. Crapper).
I am proud to declare that my agency, Tri-Lakes Realtors, with hard work and long hours, produced the fine decor seen in these pictures. As one of our premier agents, Jan Thomas, declared, "If we go the distance for a "Crapper", just think what we will do for YOU!


FISHING MEMORIES ARE THE BEST
Cleaning our boat today - or scrubbing about anything - tends to let my mind wander. I heard a loud splash on Table Rock Lake, which usually means a large bass flipping his tail at me. And that brought to mind a comment made by a client this week.

"I haven't had my boat in the water for more than two years" he declared. Each home we previewed would have the wife examining the room sizes, closets, kitchen - the usual. The husband, after getting a feel for the house, would drift to the water side.... eagerly scanning the boat dock.
"I've fished this cove", he would remark. "I've caught my best fish in Shell Knob." It was as though he had a map of the lake in his head and knew where each piece of property we saw was located on the lake.
"Is Carole's Restaurant still in Shell Knob."he asked? "They make the best breakfasts. I haven't eaten there for two years. Got to get breakfast there before we leave" he announced.
He got his breakfast and declared it just as good as he remembered. After two days of looking, they left for home to ponder what they had seen.
They also needed to consider how much energy they had to make a big move from farm to lake life. The fish were still there, but had they waited too long to make this move? He had just finished his last radiation treatment.

Shell Knob housing market's numbers closed higher in August than in preceeding months. Nine homes and three lots closed - a big improvement over July's sluggish three closings. This is encouraging both buyers and sellers.

Sales this month reflected a drop in average sales price. The sales price average was $97,333, which is a drop in sales price, from the $213,667 in July. Buyers for homes priced over $250,000 are still not shopping for higher priced homes. This months' figures only had one sale over $300,000.
The local inventory was increased by 15 additional listings.

NEW BRANSON VA CARE
Shell Knob, and other SW Missouri veterans, will soon be able to chose where they get their medical care The opening of a new clinic in Branson by the end of September, will provide primary care and a mental health clinic.
Veterans in rural areas have been underserved and had to travel to Mt. Vernon or Fayetville, Arkansas. The VA anticipates it will serve 900 existing patients.
The new Branson VA clinic is one of 38 new clinics announced last year.
