Green Certification for Real Estate and Staging Professionals

Green Factoids from the LGLS Certified Professional course:

• The 40% of new homes have some green features; though this is not the percentage that would actually be considered green by prevailing standards. The figure for actual "green" new homes is optimistically around 10% and according to the USGBC more accurately around 0.2%

• The ultimate green remodel was done by the person who designed the LGLS training, Peter Lytle. His home in Minnesota is the first home remodel to achieve the Platinum LEED level. Check out his website and click on the Virtual Home Tour to view all his fabulous choices that resulted in a 117 point LEED rating (Platinum minimum is 90!)

• However, every remodel doesn't have to achieve this level to make a difference for the homeowner or for the earth! Part of what we teach in this course is how incremental differences, whether the client has $2000 to spend or $100,000, changes the world, starts moving us in the right direction. Waiting until we can do everything that would be nice to do only keeps us from making changes that will move us forward on the path that will save our world (translation - gives us an excuse...).

• The economic benefits of building green according to a recent study (CoStar Group Study): LEED buildings command rent premiums of $11.24 per square foot over their non-LEED peers and have 3.8 percent higher occupancy.

• Rental rates in Energy Star buildings represent a $2.38 per square foot premium over comparable non-Energy Star buildings and have 3.6 percent higher occupancy.

• In a trend that could signal greater attention from institutional investors, Energy Star buildings are selling for an average of $61 per square foot more than their peers, while LEED buildings command a remarkable $171 more per square foot.

• Is Green construction more expensive? The answer is that it depends. By buying better quality you increase the cost. Most estimates say for the average green home, about 5% more. The ROI is better, in other words it is cheaper over the long run.

So, it is worth investigating, don't you think? If we are not part of the solution, we are part of the problem...

Color Therapy

Color is such an important part of how we perceive the world. From sunrise to sunsetLeigh Hagen, LH2Photography we experience our world fully only in relation to the colors we perceive. And, while there are commonalities in how we perceive color and its effect on us, each of us experiences color differently. Some love the grayness of the overcast sky while others find that sight depressing. Thus we have some who are storm chasers and others who have a condition known as seasonal affective disorder.

Color choices are one of the first reasons new clients hire designers. They are intimidated by the overwhelming breadth of choices. They don't want to make a color mistake, especially on the walls. Even though paint is one of the easiest and most affordable changes to make, the sheer massiveness of walls in comparison to the smaller color choices (a chair, linens, or accessories) creates fear in the hearts of the average consumer. That is why, for many, the first time they reach for the phone to call a designer, it is for a color consultation.

Dewey Color ConsultantsMany designers, including home stagers, have expanded their business to include color consults for these homeowners. Sustainable Living, the Marriage of Green Build and CoHousing

Yesterday afternoon I went to an open house in Berkeley, CA where they were doing a seminar on cohousing.

The Architect/Builderspoke first and you could really see his passion for the project, which is a two home/condo structure in West Berkeley with communal entrance and courtyard. Most of you who know about cohousing might say - only two? But that is all he could get zoning for and so did what he could within the parameters he was given. But what a job he did on the greening of the project, the project has been Green Point Rated at 200 points. By comparison the current average for single family projects is 109 points and for multifamily 87 points. I give you both as I am unsure which category this falls into. He made good choices throughout without compromising style. From the 24 inch overhang to the radiant heat in the floors powered by solar to the studs from the original structure used as railings, he took a systemic approach to building green.

The second talk was given by a couple who are very prominent in the move for cohousing, even calling themselves "Co-housing Evangelists". They had an interesting style - she'd make a point, he'd finish it or make a point of his own that followed hers logically, and vice versa. In most marriages or business partnerships, that would be a recipe for disaster. But their style was seamless and easy to listen to, as a trainer myself, I was impressed. Especially because part of what they do as advocates for cohousing is to facilitate members of a cohousing group to learn to cohabitate successfully - negotiation, getting along, rules and methods to make it work and be all it can be. I could really see that they would be great at this because they obviously have incorporated the principles into their own relationship and business partnership. They were a walking advertisement for their business, their cause.

Some of the ideas that came out of this were to partner with neighbors in adjoining multifamily structures to create a larger cohousing association, perhaps tear down fences, put in an adjoining door or two. The sense of community was palpable; I can't wait to see what develops.
