
This is my monthly weather report for November, here in Ocala Florida. November in Ocala is a fall month but instead of apples we have citrus trees baring fruit, like my lemon tree pictured here.
November is a great month weather wise in Ocala. Temperatures are in the 70's during the day, sometimes reaching 80 on a warm afternoon. During the night temps can drop to the 50's.
What's great about this time of year is that you don't need either AC or heat and save a lot on energy. It's also the dry season with little or no humidity.
Why not move to Ocala? Prices are low and the weather is great!

The best way to find an Ocala foreclosure home is to work with an experienced, local Realtor. As a buyers agent I have sold 2 Ocala foreclosure homes as of the time of this blog. I have seen at least 50 houses in person, which is quite a bit different than on-line.
I have access to a much more power-full MLS search than is available to the public. For example, I can search on the owners name (bank owned) and even comments in the Realtor only section of the MLS. This allows me to pull up every foreclosure home in the Ocala/Marion county area.
After the buyer gives me some more info like price range, living area, lot size, age of the home, bedrooms, baths, and lot size I can then load all the foreclosure homes that meet this criteria in a Listing Cart. The Listing Cart of a feature of our MLS that gives the buyer a log-in and password to their own list of properties. Further when ever a new foreclosure home gets listed it is added to the buyers cart and the buyer gets an automatic email notification.

Buying a Foreclosure home in Ocala is a little different than doing a traditional sale. Once a buyer has found a great deal on a foreclosure you write an offer using one of the forms used by Florida Realtors. This offer then goes to the bank. Banks can and will accept multiple offers and will choose the best offer and the one most likely to be able to complete the transaction. Not all foreclosed homes will get multiple offers but some do. If your offer is accepted, the bank sends it's own contract which can be either an acceptance or a counter offer. The buyer then signs this bank contract and sends it to the bank where it now must be accepted and signed. You do not have a contract until you get that final signature. This back and forth can take a week or more.

Unlike most traditional sales, foreclosed homes are sold AS IS with the right to inspect. The buyer can have a home inspection, at the buyers expense, within a specified period of time and if the inspection isn't to the buyers satisfaction, they may withdraw from the transaction.
Some buyers might consider a home that was never lived in and built in the last couple of years to be new. It is important to realize that even newer homes that are now foreclosures have sat empty for extended periods of time without AC or pest control. Additionally, many of these homes were purchased by out of state investors who never saw their investment in person. Consequently the initial builders punch list, which takes care of things over looked during construction, were never fixed. Buyers have to realize that AS IS means that the bank will not repair anything. Condition issues are reflected in the low price that the buyer pays for a foreclosure.

Foreclosures seldom have a lot of images. Buyers are used to a dozen images or even one of the many virtual tours when looking at traditional real estate listings online. Foreclosures are usually presented with the bare minimum of information and the one mandatory image which is required by the Ocala Marion county MLS. Foreclosures are sold by a few listing agents who specialize in these types of distressed properties. Their marketing strategy is simple, price the foreclosed home cheap and it will sell quick and to tell you the truth it works. I realize that is little consolation to buyers online expecting more info. Foreclosures are just different from traditional sales.
