The neighborhood has some where around 200 to 300 direct gulf access waterfront homes. The canals range from 80 feet wide up to 250 feet wide with a depth from 6 to 10 feet in the center of the canals with easy access to the gulf of Mexico. The neighborhood has 8 named canals for easy reference.

There are about 30 homes that are on the river frontage, the view from the pool decks from these homes reach out about a mile wide to to the Fort Myers side of the Caloosahatchee River.

This Neighbor is a "Boaters Paradise" with Great Gulf Access and the ability to handle just about any size style and length of boat the limit on height would be around 51 feet which would be the bridge clearance at the Cape Coral Parkway Bridge that connects Cape Coral to Fort Myers which would be the only bridge to pass under to the gulf of Mexico.

Waterfront homes located on canals on Sanibel Island are selling better , but the average price has dropped over 20% since 2008. Buyers are looking for the lower-priced houses, on canals for the view and most of the time not for the access to the gulf for boating.

The sales of Short Sales and foreclosure listings have had an impact of the market values on Sanibel lower end sales have skewed the average sales prices on Sanibel. Home buyers are looking for pre-foreclosure and Bank Owned homes for sale looking for the bottom of the market on Sanibel Island.

Canal-front pool homes in Sanibel start around $600,000 and top out around 3 million dollars . Canal-front condos are available from $300,000 to $595,000.

“Home Buyers looking to purchase a home on Sanibel island this year are out there looking for the best priced deals, as prime waterfront locations has become less desirable as "Price Shopping" has taken over "The Location hunting" on Sanibel Island until we at least see the economy start to turn around.
