I am amazed at the lack of good options information when it comes to H1N1 in Minnesota. I searched for deaths from H1N1 in Minnesota and it was impossible to find out why people had died. The Minnesota Department of Health had some info on the statistics of the deaths but I wanted to know why, how and what symptoms to look for.
I keep looking for information and to the best of my ability the danger signs for people that do not have underlying health conditions is as follows:
Flu-like symptoms that go away and then return with another fever and a worse cough
Fever with a rash
Bluish skin color
Not Drinking enough water
Troubled Breathing or Fast Breathing
Not interacting or not waking up
Irritability-being so irratable that the child does not want to be held
I read today that the FDA just approved a anti-viral called peramivir that can help if you or your child is near death with organ failure. Other anti-virals work but are inhaled or swallowed which are impossible for someone in advanced medical distress.
I personally suggest buying a good non-contact thermometer and checking your family each day. I have been doing this and I can check them when they are sleeping, when they are sitting at the breakfast table, etc. I have one of these and it is amazing.
I spent a busy last seven days with clients that were in a Short Sale position and it amazed me how bad some of the advice was that was given. I decided to write about it to get some thoughts off of my chest as a CDPE that actually works Short Sales in Saint Paul.
A Saint Paul short sale may to any other non CDPE agent that works short sales to be the same but it is not. Saint Paul short sales have a the added problem that in many cases there is no one that at first has any interest in buying them. With neighborhoods being bought up by investors, many regular buyers do not want to live in the neighborhood. My potential Saint Paul Short Sale called me and asked if it was worth the energy to meet and talk about doing a short sale or if he should let the home go into foreclosure. I told him absolutely not.
A short sale will stay on your record for seven years if you do not try and clear it after two or three with a credit repair company. A Foreclosure will stay on your record as a public record for 10 years. If you have more then one mortgage on your Saint Paul Short Sale and you let it go into foreclosure, the second mortgage has the right to go after you with a deficiency judgement. Kind of a double wammy on your life and credit. By negotiating for the lenders to settle in full, you have a know outcome. Who Needs a short sale in Saint Paul? Could be just about anyone with financial strain that has a home that is worth less then you owe.
I was recently asked what it takes to sell a home in Saint Louis Park with Real Estate being so tough. I spent the next three hours talking about the things you can do to get your home noticed. What other options do you have if you are in Saint Louis Park selling a home? There are many options available. including blogging about the home. Having the ability to take a home in Saint Louis Park and talk to people looking for real estate is really the key. Buyers and investors alike look for the same thing. They want as much value as they can get for the money they are going to pay. You do not need to give the home away but they are not going to pay more then the home is worth. If you were buying a Saint Louis Park Home or any Real Estate, you would not overpay in this market, neither will they. Many buyers and sellers will go to an online home values site and get their homes value online. This can help them understand more about what the home is worth before they talk to an agent. It also helps to know as much about your market as possible.
Look for things that you can do to increase the value more then the cost to do them. Paint is a great option, cleaning your carpets, looking at your kitchens and baths, etc. All of these things will make the home have more value. Having your agent add sites that are not free with the MLS or do not have contact info for your agent unless paid is another great stategy. If a buyer can contact your agent directly, they have a five times better chance of putting an offer on your home. Make sure is you are selling a home in Saint Louis Park that your Real Estate agent know the market, knows how to avertise and answers his phone.

Minneapolis Short Sales and Minneapolis Bank Foreclosures account for 60% of the available homes on the market. One of the challenges is that many of the agents that are doing short sales do not know what to do. I have seen agents send in multiple offers to the bank(bad, bad idea) I have seen agents send in purchase agreements that have not been signed(waste of time) It does not matter if you selling a distressed property in Minneapolis, the 11 county metro or Alaska, you have to follow the correct procedures to short sale a home. If all agents doing Minneapolis short sales were following the proper procedures, we would increase the offers approved by the banks, reduce the amount of inventory so other sellers could sell and make buyers and agents life quite a bit easier.
