Kansas City Area is the Best Housing Market in the Country for 2012

Though we are separated by a state line and a river, Kansas City, Kansas is the winner! According to Housing Predictor's January 5th issue, Kansas City, Kansas will be the most improved real estate market in the entire country for several reasons including local politics and the local economy.

The prediction is that the housing recovery will start in these top cities across the country, then spread to nearby areas which is good news for the Kansas City, Missouri real estate market, too. So, hopefully, our Missouri neighborhoods are not far behind. Congratulation to Kansas City, Kansas (#1) and Overland Park, Kansas (#6) for being in the top 10 cities!

Luckily, Verona Hills has stayed consistently busy! In this south Kansas City, Missouri subdivision, there are currently 11 houses Actively on the market for sale (vs. 16 in my October Market Report) with an average list price of $258,945 vs. $247,942. There are 3 homes that have contracts Pending and waiting to close with an average price of $182,00. It’s not a surprise that the average days on the market was 115, in contrast with the 153 days that the current active listings have been on the market.

We’ve only had 2 sales close in the last 30 days, down a bit perhaps because of the winter season. Those Verona Hills sales averaged $210,00 vs. $218,479. Please remember that the average current list price of these homes is a bit higher, so the market may be saying that the sales prices might need to be a bit lower in order to move into the sold column. But, the interesting news is that the 2 sales sold quickly and averaged only days on the market.

This is my final report of 2011 for The Ward Park subdivision in Kansas City. Luckily, it offers good news! This subdivision offers a location that is close to 2 busy activity hubs in the city. Located in South Kansas City, the area is within blocks of Waldo & Brookside.

Ward Park currently has 16 homes on the market with 12 Active and for Sale, and 4 sales Pending waiting to close.

Ward Park is a well maintained subdivision with a current average list price of $224,141, down from 236,784 in my October Report. Over the last 30 days 2 homes have (sold and) closed at an average price of $235,975. They were both 4 Bedroom 2 story homes that stayed on the market an average of 116 days. Most of the current listings are 3 Bedrooms which helps to explain the lower average list price.

That is a lot houses of with an average list price of $154,394. There are 3 homes that have contracts Pending and waiting to close with an average price of $136,200. 1 is being shown for Backup Contracts that is part of a family estate (that needed work done) that was listed for $79,950.

Interestingly enough, the average days on the market for Sold homes are 127 vs. 159 for the Active listings. Verona Hills in Kansas City has had a lot of activity over the last 90 days! In this south Kansas City, Missouri subdivision, there is a relatively high number of 16 houses on the market for sale (vs. 20 in the last 90 Day Market Report) with an average list price of $247,942. There are 5 homes that have contracts Pending and waiting to close.

Again, there are 7 sales (vs. 8) that have closed over the last 90 days in Verona Hills averaging $218,479. Interestingly enough, the average list price of these homes was $246,129. So, the market told the homeowners that their prices were too high.

In Verona Hills, the real estate market in this neighborhood reflects a lot of activity with homes actually selling in this market where many subdivisions have had no, or limited sales. This centrally located subdivision with 710 houses in the southland near the State Line - is in the ideal location to take advantage of the shopping available in Leawood, Kansas.
