40 Tips for a Better Life

1. Take a 10-30 minute walk every day. And while you walk, smile. It is the ultimate anti-depressant.

2. Sit in silence for at least 10 minutes each day. Buy a lock if you have to!

3. Buy a DVR and tape your late night shows and get more sleep.

4. When you wake up in the morning, complete the following statement, 'My purpose is to ... today.'

5. Live with the 3 E's -- Energy, Enthusiasm, and Empathy.

6 Spend time with the one you are in love with while you can.More...

7. Make time to practice prayer. It provides us with daily fuel for our busy lives.

8. Spend time with people over the age of 70 and under the age of 6 .

9. Dream more while you are awake.

10. Eat more foods that grow on trees and plants and eat less food that is manufactured in plants.

11. Drink green tea and plenty of water. Eat blueberries, wild Alaskan salmon, broccoli, almonds & walnuts.

A Credit Score Definition - Fair Issac defines a credit score as a snapshot of an individual's credit at any given time. The score changes as new information is added to or deleted from the individual's credit file at the repository. Not every repository has the same information, so credit scores can vary, sometimes significantly, from one repository to another. FICO scores are based on the information stored in a consumer's credit file at a specific credit repository at the time the report was issued. There is no good or bad credit score to achieve, the score is an indicator of the risk and lenders offer many different types of loan product geared to different risk levels. Today, a borrower may receive significantly improved pricing, and reduced documentation if his/her credit score is above a specific threshold.

Weighting of Scores - Scores are based on five main types of credit information:

1. Payment History - What is your track record? - Approximately 35% of your score is based on this category.

* Payment information on many types of accounts.

* Public record and collection items - reports of events such as bankruptcies, judgements, suits, liens, wage attachments and collection items.

* Details on late or missed payments and public record and collection items - specifically, how late they were, how much was owed, how recently they occurred and how many there are.

* How many accounts show no late payments.

2. Amounts Owed - How much is too much? - Approximately 30% of the score is based on this category.

* The amount owed on all accounts.

* The amount owed on all accounts, and on different types of accounts.

* Whether you are showing a balance on certain types of accounts.

* How many accounts have balances.

* How much of the total credit line is being used on credit cards and other "revolving credit" accounts.

* How much of installment loan accounts are still owed, compared with the original loan amounts.

3. Length of Credit History - How established is yours? - Approximately 15% of your score is based on this

category.

* How long your credit accounts have been established in general.

* How long specific credit accounts have been established.

* How long it has been since you used certain accounts.

4. New Credit - Are you taking on more debt? - Approximately 10% of your score is based on this category.

* How many new accounts do you have.

* How long has it been since you opened a new account.

* How many recent requests for credit you have made, as indicated by inquires to the credit reporting

agencies.

* Length of time since credit report inquiries were made by lenders.

* Whether you have a good recent credit history, following past payment problems.

5. Types of Credit in Use - Is it a "healthy" mix? - Approximately 10% of your score is based on this category.

* What kinds of credit accounts you have, and how many of each.

Tips for Score Maintenance - The score reflects the borrower's credit payment patterns over time with the most emphasis placed on recent information, the last 24 months being the most critical.

* Never payoff an outstanding collection lien or judgement before closing the new transaction you are trying to do. This will drive the score down by bringing an old derogatory item with less impact on your credit to a current derogatory item with major negative impact on the score.

* The balances on outstanding revolving debt should not exceed 30% of your available credit limit.

* Paying off revolving debt before installment debt will have more significant impact on raising your score

½ oz. Dark crème de cacao
½ oz. Crème de banana
½ oz. Milk

Pour together all ingredients into mixing glass. Add some ice, no not the ice cream. Stir till chilled. Strain into a Swank Martini Glass and get your spoon.

Although a homestead is not an encumbrance, it is appropriately discussed at this point. A HOMESTEAD is a special provision of the California law that allows homeowners to protect their homes from forced sale to satisfy their debts,within certain limits. There are two types of homesteads: More...

1) Head of Household and

2)Federal Homestead Act of 1862..whereby the government encouraged settlements(gave land free to those who made certain improvements-this is not discussed here). Homeowners should have some protection against losing his or her home because of debts. A can include condominiums,farms and life estates. A Homestead cannot include :"unimproved" Land such as vacant lots or a residence under construction.

In order for a declaration of homestead to be valid, there are certain requirements that must be met. Omissions of any one of these will make the homestead void. Recording of a homestead has no impact on property taxes

1) A statement showing the claimant is the head of a family and stating the name of the spouse."Head of Family" may be anyone who lives in the home and provides for any relative living in the same house.

2) A statement that the claimant is residing on the premises and claims it as his or her homestead.

3) A description of the premises and an estimate of cash value.

4) It further provides that the declaration of homestead may need to contain a writ of execution. As part of the judicial process,the defendant must be informed of his or her right to file a declaration of homestead. This law, in effect reduces the necessity of filing a homestead declaration until the homeowner is in financial trouble.

The homeowner has time to file a declaration of homestead prior to court approval for a writ of execution. A Tomato Matini.. On the Golf Course... Give me a Double..

After working a few hours...Yeah Right! The Tomato wanted a peace of the martini

on the golf cource. The tomato flaked a couple of times before hand waiting for

his time to strike. Tomato finds out that Martini has a blown disc...he moves in

for the kill. The Martini was a scratch golfer until this minor set back.

That's was fine nothing a few "adult" beverage's couldn't take care of.

Day starts off with a Large BEER and some sold tee shots...well from the martini.

Then Tomato finaly makes great contact with the ball..and even has mad skills to get the golf ball air born. 080608_1300a-1.jpg picture by jhayes44

Hope everyone had a great weekend. Thought I would share a recipe that I had this weekend. It was to die for! Just add a little more garlic...O.K. A-lot!

INGREDIENTS: 1 onion, chopped 1 or 2 garlic cloves, minced 2 Tbs. olive oil 2 6 1/2-oz. cans minced clams, drained 1 6-oz. can tomato paste 1 can diced tomatoes 1/2 cup water 2 Tbs. lemon juice 1 Tbs. chopped fresh parsley or 1/2 Tbs. dried 1 tsp. sugar 1/4 tsp. rosemary 1/4 tsp. ground thyme 8 oz. linguine or spaghetti, cooked and drained Grated Parmesan cheese

DIRECTIONS: Saut� onion and garlic in oil in skillet. Add clams and their juice, tomato paste, diced tomatoes, water, lemon juice, parsley, sugar, rosemary and thyme. Simmer, uncovered, 15 to 20 minutes.
