Portland Maine October 2009 Housing Report

For the month ending October 31st, 2009, Happy Halloween :), the city of Portland saw 49 residential real estate transactions take place at a median price point of 200K, down 9% in pricing from October 2008, but representing a volume increase of 25%, perhaps due largely to the Maine first time homebuyer purchasing prior to the possible expiration of the federal housing tax credit. The current inventory of homes as of today was 432, down marginally from last mont.

Bath Maine September 2009 Real Estate report

For the month ending September 2009 the Bath Maine real estate markets saw 6 transactions transpire. In 2008 8 homes sold in September. The mid coastal Maine property market of Bath has been and continues to remain a bit slower than its bigger neighber, Brunswick to the west.

Brunswick Maine Housing Report Sept 2009

Brunswick Maine residential real estate saw 19 transactions take place in September 2009 compared with 20 a year prior. Median pricing clocked in at 166K compared with 240K in September 2008. The residential markets continue to see healthy activity given the overall economic conditions. Inventory sits at just round 200 homes on the market.

September 2009 Southern Maine Real Estate Report

As the fall foliage comes to an end here in the great state of Maine, the residential real estate markets in Southern Maine continue to show strong resilience and stability. Prices were down a bit more year over year for the 4 counties followed including the housing market of Cumberland county but transaction volume was markedly up year over year for 3 out of the 4 counties. Inventories and the days on market median both decreased.

Cape Elizabeth 3rd Quarter Housing Report

The Cape Elizabeth residential real estate markets located just to the south of Portland and considered one of the most desireable locations to call home in Maine saw 39 transactions transpire at a median price point of 277K for the 3 month period ending September 2009. This compare with 30 at 303K in 2008, representing a 30% increase in volume, but a 9% decrease in prices. Higher priced homes in Southern Maine continue to suffer from the economic slowdown whist lower priced more affordable real estate is selling with the help of the first time hombuyer tax credit.
