York County June 2009 Real Estate Report

The real estate markets of York in Southern Maine posted extremely strong residential numbers in June 2009. 268 transactions take place in June compared with 196 a year prior. This is the first uptick in volume year over year since at least October of last year (aka since I started recording these figures :) ) Average pricing clocked in at 239K compared with 217K in June 2008, a decrease of 12% year over year. Inventory ballooned a bit jumping by 168 properties to just shy of 3000 total.

Real Estate June 2009 Yarmouth ME

Yarmouth ME residential real estate markets had a spectacular June with 17 transactions transpiring relative to 8 a year prior, greater than a 100% increase. Median pricing clocked in at 270K compared with 282K in June 2008, a inisignificant 4% drop. The housing markets in Yarmouth thus continue to see healthy activity given the overall economic conditions. Inventory did balloon a bit however this past month with 82 homes now listed vs 68 last month. If in town, be sure to enjoy the Yarmouth Clam Festival and road race this Saturday July 18th.

Cape Elizabeth ME June 2009 Housing Report

In Cape Elizabeth in the month of June 12 residential homes were sold at median price of 265K after sitting on the market for 57 days. This is fairly similar to a year prior when 16 home sold but at a significantly higher median price point of 364K after sitting on the market for 26 days. Residential inventory rest at 110 residential homes in Cape Elizabeth ME.

Overall the markets are solid and continue to be helped out significantly by the ME fist time home buyer.

Portland Maine rental Market

Most of my posts center around the Maine real estate markets in Portland, but I thought I would give a brief overview of the Portland Maine rental market in this post. Generally I find the best place to locate rentals is still on Craigs List, but there are a few companies such as Schneider Property Management, Port Property, CT Management and Dirigo that all offer rental finding services. If you google them, they should be very easy to find.

The first choice one needs to make is do you want to be on the peninsula ie Portlands' East End or West End or out in a more suburban type locations such as Deering. Generally a decent 2 bedroom unit will run around $1000 to $1200. A one bedroom can be found for as little as $600ish and if you are looking for a roomate type situation, expect to pay aroudn $500 for a room.

Woolwich ME June 2009 Real Estate report

For the month ending June 30th, 2009 the Westbrook ME residential housing markets 23 homes sell at a median price point of 172K after sitting on the market for 34 days. In 2008, 18 homes sold at 207K. This represents a volume increase of 28% and a pricing decrease of about 17%. Month over month, pricing was relatively stable, dropping 2% from May.
