Foreclosure Inspection Issues

I have inspected many foreclosure properties over the past year. Unfortunately, too many scheduled foreclosure inspections are postponed and re-scheduled because the utilities have been turned off by the bank. This is becoming a very big problem for all involved parties. Trying to get the homes de-winterized and water, power and gas re-connected seems to be virtually impossible at times. This situation really causes quite a dilemma for a home inspector. Most inspectors, including myself, will not turn water or gas valves on due to liability issues and insurance restrictions. Most agents understand our limitations, some agents will turn valves on, which I certainly do not endorse. I have witnessed water leakage within a minute of turning the main water valve.

From my perspective, the industry needs to establish guidelines for foreclosure inspections. Banks should be required to leave the power on. Plumbing winterization makes sense, but an improved process for temporary de-winterization must be implemented. Improved communication between the banks and real estate agents would be very beneficial for everyone involved in the transaction.

Why Inspect Without Infrared Imaging?

I am a licensed Maryland home inspector and a Level 1 thermographer. A thermographer is a qualified person who uses an infrared imager. My Level 1 certification was awarded following a one week training course at Infraspection Institute located in New Jersey. All of my home inspections now include infrared thermal imaging. Since April 2009, some very interesting problems have been discovered with the use of our FLIR imager. Some of the discoveries include water leakage from a flat roof deck, several leaking 2nd floor bathrooms, missing ceiling insulation and a heat duct that was never terminated. The clients are always very impressed, as are most agents.

Home inspections with infrared will continue to grow as the imager prices continue to fall. Proper training is very important, the inspector/thermographer should complete at minimum Level 1 training. I cannot imagine a home inspection without this incredible tool, make sure your inspector can provide this very important service.

Infrared Thermal Imaging Home Inspections

Infrared scans of interior ceiling and wall surfaces are now included with all of my home inspections. The imager is an amazing tool with proper training. I completed a 32 hour on site Level 1 thermographer training course in April. With the imager, I have already discovered several hidden water issues from a leaking flat roof and 2nd floor bathroom. Also confirmed moisture problems in a few finished basements.

My clients are very impressed with the infrared service and many agents have shown a strong interest in the use of this advanced technology. The clients feel more secure with their decision to purchase a property that has been inspected with the use of the imager and of course our normal inspection procedures. We also offer additional imaging services including full exterior wall scans and energy loss.

Thermal Imaging Inspections

I plan to begin offering thermal imaging services by May 1st. The infra red imager is an amazing tool, your clients will be very impressed with the capabilities of this technology. We plan to include a limited scan of interior surfaces with the home inspection. Exterior wall scans and energy evaluations will be considered add-on services for an additional fee. I strongle believe the thermal scans will provide an additional layer of protection for all parties involved with the real estate transfer. Look for an updated post in a few weeks, I will be in a week long training program the end of this month.

Move In Certified Listing Program

I realize there is some resistance to pre-listing home inspections. However, when you consider the current market conditions, listing agents may want to consider a "different approach". As a member of the Inter National Association of Certified Home Inspectors, I have access to their pre-listing program, Move In Certified. We provide flyers for the agents and a great looking yard sign. The program basically involves a full home inspection with a full report. The seller is also asked to disclose any known issues, which is typically part of any listing process. I really believe when buyers see the move-in-ready sign with the inspection report including applicable repair receipts, it will make a very good first impression.

One local agent is offering a "free inspection" when a listing contract is signed. The agent is paying the inspection fee as part of the overall marketing plan.

Please consider this approach to improve your client's chances to sell their home and for you to receive a paycheck!!
