Sun City Hilton Head is a great place for those over 55 to live, year round or part-time.

USCB started classes in 2004. The Okatie campus is just past the gates of Sun City, off U.S. 278. There isn't much night life for students (yet), but as Oaktie development progresses, this is sure to change
For now there are about 600 students, half of them from out-of state, who live on campus at Palmetto Village, which opened in 2005 and is located on university grounds.
Nearly 85 percent of USCB students are from Beaufort County and for the first time there is a waiting list for living quarters which represents a great deal for students with a monthly rent of about $600 which includes utilities, cable and Internet compared to around $900-$1200 per month, plus, they get a room all to themselves with kitchen, washer and dryer. That's hard to beat.
Some parents of Students considering USCB, might want to look at buying a home in University Park, just down the road and allowing their children to manage the property as property managers--giving them residency, in-state status and college tuition break, a job, rental income from Students who would rent the other rooms as well as tax breaks.
If you purchase a 3-4 bedroom home, you can offer to rent to students for under the $600 rent charged on campus, cover your mortgage and generate some cash.
There are tax issues, that can best be addressed by a tax professional who knows the financial situation of those who'd consider any real estate investment in South Carolina.
At the end of the four years, parents could choose to sell the property--at a time when we hope that the market will be much better than it is now. or, they could continue to rent it; or help their new graduate to enter the real estate investment business.

Delta Airlines which suspended service to Hilton Head Island Airport in July is coming back and begins service again on March 2, 2009. It will offer service from HHI airport to Atlanta Airport
Delta acquired Northwest Airlines and also a fleet of 34 seat, Saab 340 turbo props from Mesaba Airlines, a regional carrier which was a part of the Northwest deal. The Saab 340 is more suitable to Hilton Heads short runways. (Delta is now the largest airline in the world.)
US Airways, currently offers service between Hilton Head and Charlotte, North Carolina.
This is great news for local tourism and it also benefits the real estate market, making it more convenient for potential buyers to sample the greater Hilton Head area and like it so much they decide to buy a vacation home or contemplate relocating here—where life is simply better.

Bright Spot for Real Estate
The NEWS MEDIA love bad news: high foreclosure rates, declines in property values and homes taking longer to sell, but according to Dick Berger, president-elect of the South Carolina Realtors Association the region's amenities will help to turn the real estate tide.
Berger Said: "Fortunately, what we sell is a quality of life." "The ocean is still there; we still have pristine beaches. I'd like to think that there's a foursome on the first tee of every golf course in our area, and that's what draws people to Hilton Head and the entire Lowcountry area and will continue to do so."
Also, The number of homes and condos sold last month in the Hilton Head area increased about 2 percent versus last October.
Golfers from 15 Harris Teeter Senior Amateur Tours, will compete on Hilton Head Island.
A field of 140 Senior Golf competitors is expected to tee it up on the Oyster Reef and the Barony course at Port Royal during the 36-hole stroke-play championship, on the 11th and 12th of Novemeber.
Port Royal was recognized as a "1997 Silver Medal Resort" by Golf Magazine for its three spectacular 18-hole golf courses, The Barony, Planter's Row, and Robber's Row.
