Just wanted to let you all know that Fruitland Park Recreation is now accepting registration for boys and girls teams. Practices & Games will be on Tuesday's and Thursday's. In order to register, you must bring a copy of your child's birth certificate.
Cap League Baseball: Ages 7-9 beginning in March and will last for 6 weeks. Cost is $20 per child for the season. The cost includes T-shirt, cap and socks. Players will have to provide their own pants and gloves. You will also have to supply your own laundry detergent!!! The deadline to register is Friday, February 29th.
Pee Wee Soccer: Ages 4-6. Registration will last until March 14. It is a 4 week program and begins in April. Cost is $15 per child for the season. This cost includes shirt, shorts and socks. Players will need to provide their own shin guards. Take it from an ex soccer player...don't get those cheap plastic strap on guards. Get the big kind you slip on like a sock. Trust me, your child will appreciate it once he/she takes one in the shin.
T-Ball: Ages 4-6. Registration will last until April 15 (isn't there something else important to do on that day?). This is a 4 week program and it will begin in May. Cost is $15 per child. This price includes shirt and cap. Parents: Please don't provide your child with HGH or other performance enhancing drugs. Corked bats are not allowed either. If caught, you may have to appear before congress.

I know there are a ton of people out there, kind of sitting on the sidelines, afraid to make that real estate investment. Some of the biggest excuses I hear are the following: the market is down, I am afraid, I don't have the money to pay for a foreclosure, short sale, etc...
Well, let me tell you what I did. I was the same way. Afraid. Broke. I didn't have money to purchase real estate as an investment. Finally, one day I came to the conclusion: what is the worst that could happen?
After answering that question to myself, I decided to jump in and find that deal. After looking and looking, I finally found my deal. I got the property under contract and then....panicked. I close in 30 days, what am I going to do? I called a ton of banks...got turned down by all of them. Finally, I came across Omni National Bank. It just so happened that they extend money to investors in Lake County Florida (they are located in Tampa). After talking to Adam Coniglione at Omni National Bank, I was relieved. As long as my property met their 65% ARV (after repair value) requirements, they could fund me in 7 days. Fortunately, my deal was right at 65% ARV. Omni National did the appraisal for me and I closed about a week later. Of course, my loan was a higher interest rate than most loans...it was a "rehab" loan. The loan was based on 1 year, no pre-payment penalty and my repair money was placed in escrow. After I closed, I made 1 interest only payment before I got a home equity loan with National City and lowered my payments a few hundred dollars.
Success story? We'll see. I am still working on the home. I just wanted people to know that there are banks out there that will still work with real estate investors, despite the alleged down market.

It has been brought to my attention that the City of Mt. Dora (a Lake County Florida city) has a rental inspection ordinance. This ordinance is ridiculous and will just make the property owner spend more. As if the extremely high property taxes weren't enough...
What is the Rental Inspection Ordinance?
--requires rental properties located in the city of Mt.Dora to pay an annual license fee of $30.00
---requires an inspection fee of $75.00
Notice I didn't say that is was an annual inspection fee. That's because the inspection is performed every time there is a change in renter, if a renter requests an inspection, a renter has a complaint or just if an inspector decides the property needs to be inspected.
This could result in a couple hundred dollars per year for rental owners.
This looks to be just the beginning of more fees to help ease the burden of the property tax cut.
I am curious how many cities around the country have this type of ordinance and how you feel about it.
