Is Vacant Land "Flippable"?

A friend and I were talking the other day about all of the "Flip" shows on televison these days. In our conversation, he asked me if I thought that vacant land could be "flipped" and what types of things could be done to a vacant piece of property to enhance the selling price. Having "flipped" vacant land and having worked with another friend on "flipping" his land, I new for a fact that what he was asking was very doable.

Here is a list of things to do when flipping vacant land

1.) Clear Wooded Areas. Bottom line is this: Not everybody has vision. If you have a nice lot, but it is heavily wooded, the future buyer may not be able to vision through the woods, their house being built there one day. Also, clearing a piece of land can be costly and time consuming. If you do it a head of time, it may increase value and allow you to raise your asking price. ***note: know your area. If you are in a rural area selling large acreage, this suggestion may not be for you.

2.) Clean up ALL trash on the property. Take this lesson from me. I did a quick flip in Florida once, where I bought a piece of land, didn't mow the grass and didn't pick up the trash. The property sold a few months later at a profit, but how much quicker would the property have sold and most importantly, for how much more if I would have just taken care of it?

3.) Till the land and sow seed or wild flowers. This is a cheap way to turn a vacant piece of land into something pretty. Till the land up and sow some seed. Wild Flowers grow quick and will make that "pile of dirt" you are trying to sell prettier.

4.) Plant a few trees. I know, #1 I said clear the land. That is for a heavily wooded area. For other lots, planting a few trees in strategic areas may be a good idea. I would avoid planting them in the middle of the property however.

5.) Have the information ready for utility hookup or have the utilities in place. If utilities are in place, that is less work the buyer will have to do. If you have this done for them, remember to adjust your price.

6.) Research. Research to see if the property has ever had a house built on it. Why? I once helped a gentleman find a piece of vacant land to flip. After I did some research for him, I found that at one time, there had been a house built on the property. We found out that because of this, impact fees for a home up to 1600 sq. ft. had already been paid. This brought GREAT VALUE to the property. We marketed it as "Pay No Impact Fees" and sold it very quick.

And the #1 way in my opinion to make money "flipping" vacant land:

7.) Subdivide. Quite simply, if you find a 1 or 2 acre parcel (or anything really) that you think you can buy and then split, there is value in that. If you get a great deal on 2 acres, and then split the property up into 4 half acre lots that you could sell for double, wouldn't that be something you would want to do?

Local Spotlight: The Villages

What a night. My wife and I had my family up from Clermont to spend a little time with the baby. After awhile, we decided to head up the street for dinner. Long story short, we ended up in The Villages. What is The Villages? In short, it is a retirement community that really has it going on.

Wow. I really thought that when you retire, you basically just sit around, talk about how it used to be and play Pinochle or Canasta. Was I ever wrong!!! I am only 31, but after tonight, I can't wait to retire...that is when the party starts!!! As we were driving down the main drag, we noticed how beautiful and well manicured this property is. Lake Sumter Landing Market Square is where we found ourselves tonight. The Market Square was hopping! Live music by Sounds of Time duo Kathy & Tony were perfoming. There were at least 20 people line dancing to Brooks & Dunn's Boot Scoot Boogy and there were even a few slow dancing to it. At least 75 other people were sitting in chairs, just relaxing and taking in the sites. The streets were full of people...it was only about 4:45 on Saturday night.

Restaurants were all over...Up the Creek, Johnny Rockets, Bravo Pizza, Dominics Ristorante, RJ Gator's Florida Sea Grill & Bar, a Japanese Steak & Sushi Bar, and several more that I just can't remember.

After salivating for awhile over the choices, we finally decided on RJ Gators. First thing I noticed: Cleanliness. This place was spotless. We all sat down and were waited on immediately. After looking over the menu (there really is something for everybody), I decided on the Philly Cheesesteak. Wow. Very, very good. I would personally recommend that meal. Not to bad priced either...$8.99 for a sandwich and waffle fries. My wife got the RJ Gator burger and she loved it (this is important, because my wife and I have been married almost two years & i've never seen her order a burger). My mom got the fish & chips and dad got the Okechobee Chicken. Both emptied their plates. For the 4 of us, drinks, appetizer and meal...under $60.00. We got there about 5:00 and we were seated immediately. When we left, at about 6:00, there was a waiting list. Take that for what it is worth.

After our meal, we decided to walk around at see what else Market Square Landing had to offer. Tons of stores, Starbucks and ice cream shops awaited us, The Villages even has its own movie theatre...Rialto Theatre. The Rialto Theatre is an 8 screen movie theatre. Looks like it gets alot of business, the lines were 5-7 people deep on this particular night.

After walking around for awhile, we decided to head over to Barnes & Noble and chill for awhile. All I could think about was how great it would be to retire and live in this community. As a 31 year old, I really enjoyed it...how much greater will it be in 20 years? I will definitely be visiting here more often.

New to the Clermont, Florida area? Long time resident looking for a church? Look no further than Grand Highway Baptist Church.

Grand Highway Baptist Church is located at 100 North Grand Highway Clermont, Florida 34711.

Founded by Dr. Lloyd Meyer and his wife, Grand Highway Baptist Church is an Independent Baptist Church. The church is pastored by Joel Shackleford.

Grand Highway is small in stature, but large in heart. From the minute you walk in the door, you will feel the love of the people there. I have been to many churches and can honestly say that I have never felt as comfortable and at home as I do at Grand Highway.

As an Independent Baptist Church, Grand Highway has the following beliefs:

1.) You must be born again to get to heaven. What does that mean? You must confess you are a sinner and ask the Lord Jesus Christ to come into your heart and forgive you of your sins. You must believe that Jesus came to this earth, born of a virgin, lived a sinless life and not only died on the cross for your sins, but also rose from the grave on the third day.
