JOHNNY HUANG, MBA, REALTOR EARNS PRESTIGIOUS DESIGNATION TO HELP HOMEOWNERS IN DANGER OF FORECLOSURE

Johnny Huang of Cross Walk Realty in Walnut Creek, California, has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures.

In the East Bay of San Francisco, more than 6000 homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune.

"This CDPE designation has been invaluable as I work with sellers and lenders on complicated short sales," said Huang. "It is so rewarding to be able to help sellers save their homes from foreclosure."

Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as Johnny Huang, MBA with the CDPE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience, he said.

The Distressed Property Institute opened in January 2008 and provides training on-site and online. The CDPE is the premier designation for Realtors helping homeowners in distress and handling short sales.

"Our goal is to educate as many people as possible so we can help as many homeowners as possible," Charfen said.

I took the first step...

Today was my last day at Keller Williams and my first day at my own Cross Walk Realty. I decided to leave Keller Williams for a variety of reasons, but mainly to go independent. I've always dreamed of the independence and working for myself, although KW did allow me to do that as well, but I have no corporate aura around me.

Thank you KW-East Bay for your generous support and I've said it before, if circumstances were different, I would have stayed. However, I'm looking and moving forward despite the economy. Wish good fortune!

To date, I've sold a house a month for myself, started a mortgage product side of the business and am helping clients with a Credit Restoration program that pays me! What a great way to start the year and be on my own boss.

Why do I love Pleasant Hill, CA?

After living here for almost 2 years, I've come to appreciate the serenity that this City has to offer. I used to live in Pittsburg, just north from here and it was a different world. I'm not bashing Pittsburg at all, it's a great area for first time home buyers. However, if anyone would choose to move up, Pleasant Hill has my two thumbs up!

First, the downtown area boasts a variety of shops and restaurants. Where I live, I can walk there for dinner, movie, and coffee!

Second, Sunvalley Mall. The only Mall in the area. Many Great Shops and restaurants nearby.

Third, Pleasant Hill City Softball League. I know alot of cities have their own league, but I like our city league because I personally play in it. Their Park and Rec system is wonderful and helpful. They even have a dog park for your 4 legged friends to mingle and play!
