Use Flowers to Add Color to your Home

Flowers are used for many purposes, including landscaping, weddings, gifts and even to decorate the interior of your home. Because they are colorful, beautiful and an affordable way to decorate, flowers can help bring an otherwise dull room to life.

Silk vs. Real

Whether or not you choose to decorate your home with real or silk flowers is a personal decision that's based on a number of factors. Due to current manufacturing capabilities, many of today's silk flowers are stunningly similar to the real thing. Therefore, one of the greatest concerns facing homeowners is whether or not they are allergic to real flowers. If you or someone in your family is allergic, it's better to use silk flowers in order to avoid the sniffles.

When it comes to decor, maintenance is always a concern. Many homeowners choose silk flowers because they require no maintenance and will last for many years with the proper care. Compared to real flowers, they are much more economical because they do not need replacing every week. With that being said, there are also many benefits to choosing real flowers for the purpose of adding color to your home. One of the most obvious is the scent that real flowers can offer to a room.

Prints

Believe it or not, you can add colorful flowers to your home without having to choose between real or silk designs. How? It's easy. There is no shortage on full-color art prints and/or photographs featuring flower arrangements or even a single dramatic blossom. As a homeowner, you can choose a framed print that sits nicely on your desk or a poster-size print that is designed for display on a wall.

Creative Color

If you're on a budget or simply have a knack for crafting, consider using your favorite floral gift wrap and turning it into a beautifully framed print. You can do this by purchasing a frame and cutting a piece of gift wrap that will fit perfectly inside. That's all there is to it; you now have a framed print that looks exactly like a work of art. This type of floral accent is easy, affordable and a perfect way to add color to your home in a fun way.

Greet Your Guests

If you really want to wow your guests, add a hanging flower basket outside your front door. When someone walks up to your house, they will instantly be greeted with color. You can choose anything from flowers to strawberries, the latter of which are just as good to eat as they are to look at.

5 Steps for a Successful Open House

An open house is one way that REALTORS® attempt to expose a home to multiple buyers at once. Not only is an open house designed to market the home in a way that differs from a simple listing, but it also opens the door for competitive offers as more than one buyer could potentially fall in love with a home on the same day.

Step # 1: Make Your Home Shine

A successful open house begins with cleanliness, so make sure that your home is ready to be shown. This means the clutter should be removed and the home should be “staged” to allow potential buyers to envision themselves living in a beautifully decorated home.

Step # 2: Cross Your T's & Dot Your I's

Your next step to an open house is making sure that the price is right. If the day is successful, you may get an offer within hours, so be ready to make a deal. Most open houses are advertised locally in order to attract buyers looking to move into the area, which means a newspaper ad may have a lot of potential. The advertisement should feature a photo, along with text that outlines all of the unique and positive aspects of the home. The date, time and clear directions should also be given in the ad, along with your information if you are listing it by owner, or your REALTOR'S® contact information.

Step # 3: Spruce up Your Curb Appeal

As buyers begin to show up for your open house, they will want to see attractive landscaping with an inviting atmosphere. This will make them eager to see what's inside the home. The front yard should feature an Open House sign with colorful balloons, but don't forget to place signs along the street (with permission, of course) to help potential buyers find you.

Make sure the lawn is freshly cut and flower beds are well kept. Any clutter, including bicycles or yard care equipment should be removed to produce a visually pleasing image of the home. Make sure your windows and doors are sparkling clean and free of fingerprints. Nothing should distract buyers from the prize, which is your house.

Step # 4: Feed Your Guests

It's customary for every open house to have complimentary coffee or other refreshments and/or cookies. The smell of freshly baked cookies will give buyers the feeling of being at home - exactly the type of reaction you want when trying to sell your home.

Step # 5: Reading Material is Golden

Your REALTOR® should provide a business card and/or informational sheet for each potential buyer that tours your home. If you are selling by owner, take a few minutes to design your own flyer using a computer and print out some full-color circulars to offer interested parties as they arrive. You should also provide copies of any appraisal, inspection or other information about the home that potential buyers would find interesting. Last but not least, don’t forget to have your guest sign in.

Best of luck at your next open house!

Conquer Clutter in 10 East Steps

Unclutter Your Home in 10 Easy Steps

Clutter, which is defined as things that lie about untidily, is often linked to creativity. So, just how much imagination will it take to tidy up your space? To be exact, you can make it happen in 10 easy steps.

Step # 1: Set a Schedule

You are much more likely to stick to a routine, whatever it may be, if you work on a schedule. In addition, this allows you to clean when you can minimize interruptions and maximize your time.

Step # 2: Set a Goal for Each Room

If you can visualize what you want, you will be better able to achieve it. By setting goals for each room, you can note the things that need changing and work toward that goal one day at a time.

Step # 3: Create a Timeline

When do you hope to have your home completely free of clutter? One week, two weeks or even a month? Depending on your schedule and the amount of clutter that you have, it may take anywhere from a few days to a few weeks before you can kick back and relax again.

Step # 4: Start Small

The clutter in your home didn't appear overnight, and it won't disappear overnight either. If you start small, you will be less likely to get frustrated and give up midway through your cleanup.

Step # 5: Categorize Your Clutter

When cleaning, it's important to categorize your items into groups. By separating the items that you want to keep, toss and donate, you will be able to move through your clutter quickly and efficiently.

Step # 6: Letting Go

A good rule of thumb for uncluttering your home is to get rid of anything that you haven't used within the past year. If it's still useful, consider donating it to a good cause. Otherwise, toss it.

Step # 7: Storing Your Seasonal Apparel

When storing seasonal clothing, purchase a sturdy plastic storage bin with a lid and roll your clothes instead of folding them in an effort to maximize storage capability. When full, snap the lid on and slide the unit into your closet.

Step # 8: Closet Organization

Did you know that your choice of clothes hangers can greatly impact the storage capacity of your closet? Wire hangers take up less space and can save your shirts from getting that annoying shoulder bump that often arises from the use of plastic hangers.

Step # 9: Shoes Blues

When it comes to storing shoes, many homeowners are fighting a losing battle with clutter. How many pairs of shoes do you own? How neatly are they stored? If your shoe storage has you down, try purchasing clear lidded shoe boxes. These handy creations can house each pair of shoes and can be stacked neatly in your closet. And best of all, you can see your shoe collection without having to sift through a sea of sandals.

Step # 10: Read the Labels

If you have medicine, food or anything else with an expiration date in the home, check to make sure that the items are still good. If the expiration date has already come and gone, throw them away.

How to Get the Best Home Loan

Shopping for the Best Home Loan

Finding the perfect home is a task, but shopping for the best home loan can be even more tedious. With so many lenders promising low rates, closing costs and little or no down payment requirements, it's often difficult to know which way to turn. Luckily, there are several steps that you can take to find the right lender for your individual needs.

Assess Your Situation

Do you know what your credit score is? If not, you should. Most lenders rely on this triple digit number to determine both your creditworthiness and interest rates. If you have excellent credit, you can probably work with almost any lender. If you have severe blemishes in your financial past, however, finding the right lender may require a little more footwork.

How much money do you have for a down payment? If you are on a budget, you will need to choose a lender that can help to get you into a home with a minimal down payment. Knowing where you stand will give you a good idea as to which lender you need to work with.

Compare Rates

As is the case with anything in life, it pays to shop wisely. Because a home is the largest investment that most people will ever make, it stands to reason that comparison shopping is a must. As you speak with various lenders, ask about their rates, loan terms, qualification process and down payment requirements.

Interest rates change often, which means locking in your rates when they are low can save you a bundle of money. Because there are so many lenders competing for your business, you will be greeted with plenty of appealing offers, including low rates, closing costs and down payment requirements.

Demand the Best

You are the one buying the home, so you should be the one to choose the length of your loan term. With the exception of a situation where payments are simply unaffordable, it's up to you to decide how long you want to pay for a house. Many homebuyers prefer a longer loan term to keep the payments low, while others want to get the home paid for as quickly as possible with a shorter term. It's important to keep in mind that the longer you pay for a home, the more money you will end up spending in interest.

It's a good idea to talk to your lender about their willingness to accommodate your needs. If you're in doubt about which lender to choose or are new to the area and need a little guidance, ask your REALTOR® for a referral. He/she knows the business and will be more than happy to assist you in making your dream of home.
