A local Ann Arbor "Buyer Agent Bribe"

One of the ten under-reported challenges home buyers face these days is bribes the seller or listing agent offers to the agent/brokerage who brings in the buyer. You can download the whole report from the National Association of Exclusive Buyer Agents website here.

But, what is more fun, is actually seeing a "bribe" example.

This is a 52" flat panel TV set probably worth close to $1,700 that was offered to me in an email this morning from a designated agent in our market, for bringing in a contract on the condo he has listed.

Yahoo Search Engine Curiosities

Today I was doing some search engine inquiries to see how our webpages faired in the big three search engines "GYM". (That is SEO guy speak for Google, Yahoo, and MSN. The three big players left in web searches.)

I found that our Ann Arbor buyer agent web site came up in the first place on one of the search engines as one might expect. But when I did the same search on another machine in the office the site wasn't in the first two pages of results.

Very strange!

IDRBNG and BATVAI or how not to write remarks in a listing

I just came across a listing in our market by an out-of-area brokerage.

Along with the three short sentences of the description were the abreviations IDRBNG and BATVAI.

Now understand I've been buying homes for 25 years, and helping other people buy homes as a buyer's agent for about 20. And, I didn't recognize those abreviations.

I guess they are standard in some markets so some of you may recognize Information Deemed Reliable But Not Guaranteed and Buyer's Agent To Verify All Information. But it is not common in our market.

Our listings do all contain the language "The accuracy of all information, regardless of source, is not guaranteed or warranted. All information should be independently verified."

So what's my point?

The listing office should have spelled this out!. There was plenty of room. They also left off the phone number to call for showings. And school information.

Nothing like doing a good job for your seller!

If you want to sell a home there are a lot of compenent companies you can use. (Not the one described above.)

If you want a REALTOR to represent you when you are buying, and want to avoid the conflicts of interest that the regular real estate agents and companies have with buyers, give us a call or drop us a line.
