I am blessed with a number of luxury home buyers right now.
One just purchased an elegant home on the Northeast side of Ann Arbor. One is looking right in town. And a third is looking on the Southeast Side of town down into the Saline area.
With many of these types of buyers the price is not really an issue. They have budgets that climb up to about the 1.5 million range, so price isn't the concern. Value certainly is however.
And that can produce some frustration when a home seller's asking price is based on things other than value.
Twice this year I've had sellers tell me that their home's value is based on what they have in it. (These people own million dollar homes so they aren't stupid.... well then again I guess they are.)
It is also interesting to be showing a buyer a $1.2 million then showing them a home priced at half that. Not something we experience much when we are looking at more modestly priced homes.
The final point is that there are going to be a lot of luxury homes that sit vacant this winter in the area. This is good for buyers but not real good for anybody else.
Capitalism can be cruel!
We helped a buyer purchase a home in Chelsea Michigan a few years ago when we ran across a very odd event. The title company had sent the documents to another state for the seller to sign, and they had "witnessed" the signature even though the seller was a few states away at the time.
Bad idea.
I remember telling the owner of the title company that was quite unacceptable and we never wanted to see that again.
Today I found out that we weren't the only broker that had seen this kind of problem. Ralph Roberts wrote a full article on it linked above.
A bad habit to watch out for when you are buying a Chelsea home, or any home for that matter.

I'll be the first to admit it, I don't understand Halloween and the way people spend money on this holiday.
I read that it is second only to Christmas as far as consumer spending. Amazing.
And once again we have a Halloween USA opening right across the street from our office in the old Ace Hardware building.
They are now hiring and getting the store set up. What a country!

We use two different Multiple Listing Databases in our market areas. One from the Ann Arbor Board of REALTORS, and one that covers the Metro Detroit and Livingston county areas called Realcomp.
Starting now Realcomp is requiring listing agents to identify which homes are owned by lenders and which are privately owned, and which are offered for sale as short-sale listings.
The reason this is so important for purchasers is that short sales can be tremendously frustrating for home buyers. Often it has taken weeks to get a complete response from the lender involved.
We have become somewhat of an expert in helping buyers buy these homes but it is not an easy task.
We salute the Realcomp Board of Directors in this decision to formally require disclosure of this important information.

It looks like the author just started this work but it could be quite interesting if they keep posting about Ypsilanti historical properties.
