In todays day in times who would not agree with the fact that buying below replacement cost right now is NOT a good investment. NOT ME.
To buy now is to buy for less than what it would cost to build brand new. The prices are low and properties are selling. Renting is not going to get you ahead it will make someone else reap the benefits not you. If you think you can't own you could be wrong. I have helped many people get on the right track to homeowner-ship. Some just need to know what is actually on their credit report. Not knowing and assuming is the biggest mistake people make. Fixing the errors and working on debt to income ratios is a process that can be won !
Many don't realize the programs that are out there to help people still get into homes. I have some of the best lenders in the industry working with many of my clients who thought they could not own. Don't be one of the ones who just gives up. Owning a home is a right everyone has. Sometimes it takes work but in the end you will reap the benefits and pleasures of home ownership.

Many people question whether we here in SW Florida have hit bottom yet and all I can tell you is look for the individual region not on just what the majority is seeing.
Many areas of the US have not hit bottom. What we all need to think about when we are referring to SW Florida real estate is it' s a different driving force behind it. We have the beautiful weather, beaches, fishing all year round not to mention the Future retirement groups that will continue to drive the area. We are blessed to live in such a great area that we were the first to see the bubble break but we are the first to be recovering nicely.
Take a look at the facts in the area not just what the overall forecast is. We are at the lowest inventory we have had since 2009 and many properties are seeing highest and best offers coming in. Properties that haven't seen much action in 3 or 4 months are going under contract. Many of us in SW Florida are seeing that more and more.

What exactly is a good deal ? Many people ask and the answer truly varies from person to person.
I find a good deal can be when you get what you want for a fair price. Others want to rob the bank so to speak. If your buying below replacement cost folks isn't that a good deal ? Some complain and say well has the bottom truly hit ? Won't there be a flux of more foreclosures on the market ? Shouldn't I wait to see if the prices go lower to get that good deal ?
My answer is this..........
If you want to wait go ahead there is no gaurantee's in life. Tomorrow may never come and you may miss out on enjoying something now rather than hoping and waiting for later.
Prices for the most part have bottomed and people are taking advantage of those good deal prices and buying. This is in fact clearing the market of inventory. Many properties are coming in with highest and best offer requirements. A good deal is something you feel is worth the price your paying. It's not always about ROBBING the bank.
Buying a property for below what it would cost to rebuild is a bargain no matter what way you look at it !!
