Southern California saw Home Sales Rise in August as the Prices of Homes Fell. Jonathon Lansner, writer for the popular Orange County Register column Lansner on Real Estate, has a reputation for being a bit pessimistic when it comes to the Real Estate Market in Orange County. But that facts are the facts, and an increase in home sales is a positive report. Lansner reports Home sales up in 52 O.C. ZIPs! Yours? and his exclamation point does not go unnoticed.
When the recent DataQuick figures were released for August they showed an increase in home sales from the previous year - an average of a 6% increase in Southern California Home Sales. Orange County saw the highest increase, with a 9.5% and 2,780 homes sold in August. Los Angeles County increased 6.7% and Ventura County increased 6.4%. Is this the sign of a change in the market? Maybe not, but it's a good sign nonetheless. Southern California has long been a good place to own Real Estate and that fact isn't changing.

But, while Southern California Home Sales have risen, the prices fell. The median selling price in Orange County is $420,000, down 4% from the previous year. This may sound bad, but we are willing to bet that the lowering prices have plenty to do with the increase in sales. We don't know when we will truly 'hit the bottom' but perhaps it's simply about hitting a number that people agree with, and maybe we are finally doing that now.
