Another simple interesting tip:

Please have a signed Tenant Representation agreement before starting your search and working with a Tenant. Did you know that if you do not have a tenant Representation agreement the only responsible for paying your commission is the Listing Broker? Interesting!!

Below I am providing a simple letter of Tenant represenatation.

This letter shall serve as an Agreement to appoint RE/MAX Commercial Associates as Exclusive Agent for __________________________________ in the procurement of retail premises in the Cities of:_______________________________________________________________.

RE/MAX Commercial Associates shall use due diligence in identifying such office premises and negotiating the best terms available in the marketplace on behalf of Company. RE/MAX Commercial Associates shall provide Company with accurate market data. Company will conduct all negotiations for the procurement of office premises through RE/MAX Commercial Associates and will inform all other brokers or owners who contact Company of this appointment.

Any compensation to RE/MAX Commercial Associates for services rendered is to be paid to RE/MAX Commercial Associates by a prospective landlord. Unless otherwise provided in writing, Company shall have no obligation to compensate RE/MAX Commercial Associates.

This Agreement will commence upon execution by Company and will terminate ninety days thereafter. Either party may terminate this Agreement for just cause upon fourteen (14) days' prior written notice to the other.

We enjoyed meeting you in our office today and I am certain we will be able to meet your real estate goals. If acceptable, please indicate acceptance at the line provided below and return a copy to me.________________, if you have any questions, just call.
