For new seller in a buyers market.

Well, now you have had a small taste of life on the housing market. For

your sake, I certainly hope it remains a brief experience.

There are a couple of things I would like to remind you of.

First, of all please let any Real Estate Agent who wants to see your

house do so, even if it's on short notice but, not unannounced. Sometimes an

agent may be showing a buyer some other houses in your area and at the last minute

decide your home would be perfect for his buyers. It is important that we allow

every buyer to see your house because we never know which one could result

in a sale. Since, most of us got into real estate we have been told that it is better

to show (one house to ten people) then (10 houses to 10 people).

However, never allow a buyer to come in alone regardless of what

they tell you. If they would like to see the house, or have any questions tell

them to call me.

Also, collect the business cards of other Real Estate Agents who either

show the house or would like to preview it. One of the things we will be doing is calling each of them

periodically to get their reactions and that of their buyers.We would then pass that

information on to you.If you have additional

I would like to comment on how overwhelming today's market. Could be for

the first time home buyers and older home owners. Everyone that falls in

between who will have to use more Credit. In our personal quest to stay on top

of the recession and dealing with the economic hardship. Who can afford to leave

inheritance to our children? We need to be more motivated so that we can face

the hard days to come. We were told to safe for the rainy days, now wishing we

listened is telling our kids the same thing. Most Of us especially the elderly might

be looking into touching what are left of the IRA. Trying to get Out of debt, with credit

cards or to pay off what is left on the mortgage. While using your IRA to pay off your

debt could be a very expensive way to fix a very great mistake. Because IRA's withdrawals

are not taxable and you will be penalized for early withdrawal. Depending on your asset,

By New York state law IRA is protected from creditors. Speak with your creditors and see if

you can workout a form of payment. Most of the time they will be more then helpful. Keep

in mind of your personal living expenses. Most Of you would like to leave some kind of

inheritance for your children and grandchildren. All your debts we are paid out of your estate

anyway. You have earned the golden years, rest go enjoy the sand and sun.

First-Time Homeowner Credit

For those who bought a home last year or want to in the months ahead, Uncle Sam has a little present for you. This tax credit, essentially a temporary, no-interest loan, is being offered to those who bought -- or will buy -- a home between April 9, 2008, and June 30, 2009, and who didn't own a home during the three years preceding the purchase.

The maximum amount of the credit equals either 10% of the home's price or $7,500 ($3,750 if you are married, but filing separately), whichever is less. One hitch: Homeowners will have to repay the credit over 15 years by either owing more in taxes or receiving a smaller refund. So, if you claim the credit on your 2008 tax return, you'll have to start repaying it when you file your taxes for 2009. (The 2009 tax return will include an extra line for this credit.)

Don't look now.

The simple things get over looked sometimes. Some of my listings come from just

walking around on the same block that a new listing goes up. I like to follow the top

agents in my market, when knocking on doors. Because it seems that one person

buts there house for sale most likely someone else is going to as well.

Best of all is when the agents in my own office put up a sign in someones front

yard and a few days maybe a week later my sign goes up right next to there's

on the same block. I must tell you that I hear wise comments like are you following

me or were did you come from. Confession yes I am but, the resolutes so far are

great.We need to have some fun to. I still love the people I work with.
