Someone offering a solution too good to be true usually is. Beware of any individual offering to "refinance your home" or buy your home from you. Avoid anyone who charges you money to "help" you in this process. Unfortunately there are people who will try to take advantage of your financial difficulty. Below are two known scams to avoid.

Skimming: This is when a "buyer" comes to you offering to get you out of foreclosure trouble by promising to pay off your mortgage or give you a large sum of money when the property is sold. In some cases, the "buyer" will ask you to move out quickly and deed the property to him or her (usually a Quit Claim Deed). The "buyer" collects your payment from you but does not make a mortgage payment. You will still lose your home and be responsible for the original mortgage.

Counseling or Foreclosure Help Consultants: These companies offer to provide you something for a fee. In most cases this information is available to you without a fee. Generally they collect your money and avoid your phone calls until you lose your home. Generally they offer services such as negotiating a new payment plan with your lender or pursuing a pre-foreclosure sale.

DO consult a Realtor or an Attorney DO communicate with your lender and your Realtor DO be honest with your Realtor DO get agreements in writing.

DO NOT send money to anyone claiming to help you with this situation. DO NOT sign over your deed to someone DO NOT abandon your home DO NOT sign documents you do not understand NEVER do business with someone without a real estate agent or an attorney present to represent you.
