One of our favorite night spots in the Anthem at Merrill Ranch area is under new management - the owners live in Anthem. They are having their first annual Halloween Party on October 31, 2009 at 9:00 p.m. The "Goose" has live bands every Friday and Saturday night and Rick English and the 100 Proof Band will be there on the 31st (another one of our favorites).

So come join Anthem at Merrill Ranch residents (and the owner) to have a great time at the Halloween Party at the Gallopin' Goose Coolidge Arizona on October 31, 2009 at 9:00 p.m. And don't forget there will be contests for the best costumes!

HOME INSPECTION - Well you have an accepted purchase contract. What's the next step? Making sure you do all your inspections within the timeframe allotted by your contract.

Home inspection includes but is not limited to:

  • whole house inspection
  • termite inspection
  • radon gas inspection

  • pool inspection
  • well/septic inspection

So how do you find an inspector? First, ask someone you trust who works with inspectors on a daily basis, like your real estate agent. A professional home inspection by a reputable home inspector may uncover any problems and alert you to any needed repairs as well as any updates or future expenses. With your agent's help, you may even be able to negotiate for repair or replacement of items before the purchase is complete.

Even if your home inspector finds no problems, the inspection can pay off by making you aware of maintenance issues and can help identify immediate-need repairs. It's always good to know up-front what to expect, and how much such repairs could cost.

When purchasing a home, you should be aware of potential home buyer expenses you could incur. Your real estate agent should help you with this information when writing the purchase contract. However, here are some things to look for.

  • If there is a HOA (Homeowners Association), they may require prepaid fees at closing
  • If taxes are paid in arrears (which is the most common) there will be taxes due at closing
  • If escrowing your taxes and insurance (which most lenders require) there will be 3 to 4 months of taxes and insurance due at closing
  • In addition, don't forget the costs for any inspections you may order.
  • Also, make a list of things that you know you will be doing such as carpet cleaning, replacing any flooring, and painting.

This way you can budget for your home buyer expenses and not be surprised when closing day comes.
